What affects the cost of roof surveys

Prices always include VAT. What changes the price is:

  • How tall the building is and how easy the roof is to see
  • Extensions, dormers and garages with roofs of their own
  • Features like valleys, chimneys, dormers and parapets
  • Any need for thermal images or a drone flight

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

What we need to know

Some details help us point you to the right survey and price. When you contact us, let us know:

  • Where the property is, with the postcode
  • Any deadline, such as an exchange date
  • The reason for the survey, such as buying, a leak or storm damage
  • The style of property, from a terrace to a block

Not sure which survey you need? The easiest way is to ring 07833 053749 or send us an email and describe the roof and why you want it surveyed. We will explain the options and the price.

Roof survey in Spanish Green: what you get

We inspect what can be seen safely: from ground level, from windows, from the loft space and from the roof where conditions allow. Premium adds thermal imaging, plus a drone inspection where it applies, for roofs that are hard to see well. You don’t need to do anything except give us access. Each defect we find is photographed and explained. If you are worried about flashings that have come away from the wall and leaning or weathered chimney stacks, we can find out what’s behind it.

Some older homes in villages like Spanish Green are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

How it works

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes about one to two hours at a typical home, while a commercial roof takes nearer three to four hours. For a village or hamlet like Spanish Green, the journey is planned beforehand: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.

  1. You get in touch with the address and anything you’ve noticed.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We look at the roof from every safe viewpoint, inside and out.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. We email a written report with photos and recommendations.

Advice

How the survey changes by roof type

Chimney stacks

Our chimney check is a visual inspection of the stack, and it is not a flue or gas safety check. If a specialist is needed, we’ll say so.

Natural slate

Inside the loft space, we check what’s under the slates. There may be old felt underlay, or none at all on very old roofs, and we note its condition.

Leave it or get it looked at?

Leaks rarely show up right away. Insulation, plaster and timber can all be damp before you see a stain. A survey can pick up the early signs from the loft. Older and listed buildings around Spanish Green may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

What you can safely check yourself

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Common questions in Spanish Green

Is my home in Spanish Green listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Will you come out to Spanish Green?

Yes, Spanish Green is covered. We survey roofs across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Does the weather affect the survey?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. We’ll rearrange with you if the weather isn’t right.

How experienced are you?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.

Is your survey a structural engineer’s report?

No. Where we see something that needs a structural engineer, the report says so. We do not provide structural calculations.

What’s covered in a roof inspection?

Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it’s safe. You get a report with photos and recommendations.

Will you check the loft?

If there’s a loft and safe access to it, yes. The loft space can show things the outside can’t, such as damp timbers, staining or daylight.

When you need someone else

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Faults hidden behind ceilings or boarding
  • A promise that the roof won’t leak in future
  • A full building survey of the property

If you’re not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer before you book. What our survey covers.

Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the covering helps explain which parts of a roof are likely to need work first.

Take a building like Daneshill School: a written record of a large roof helps plan work for the holidays rather than in term time.
