Independent roof surveys in Mortimer

Roof surveys for homes and businesses in Mortimer

Most houses have more than one roof to look at. Rear extensions, dormers, porches and garages often have flat roofs in felt, EPDM rubber, GRP or asphalt. We check them as well as the main pitched roof, looking for ponding, splits, blisters and worn upstands. Flat roofs often need attention long before the main roof. Felt frequently lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. Common reasons to book are cracked or blistered flat roof coverings and condensation or damp timbers in the loft, across the roof space, natural slate and ridges, hips and valleys.

In a smaller place like Mortimer, some roofs stand more exposed to wind and rain than in a built-up town. That weather tells first on ridges, verges, chimneys and flashings. A careful look shows whether anything has started to loosen. Once one ridge tile or slate moves, wind gets under the next one too.

Where we cannot see part of the roof, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Mortimer homes and their roofs

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

With Stratfield Saye House about 3.6 miles south-east, the area around Mortimer has a long history. On a period home nearby, the survey separates sound original work from tired later repairs. Landlords with a home close to Mortimer station may find that a roof report helps you deal with small faults before they turn into a call from a tenant.

Before and after the survey

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Clear the loft hatch area before we arrive
  • Leave roof access to professionals
  • Mention any damp patches as you book
  • Watch for slipped slates after bad weather

If you need work done, the report gives roofers a clear brief. They’ll see each defect and its location, so their quotes cover the same ground.

After a storm, check the roof from the garden and the street. Fragments of slate or tile on the ground mean something has shifted. Getting small faults fixed quickly keeps water out.

How the survey works

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes about 1–2 hours at a typical home, though large, tall or awkward roofs take more time. Homes around Mortimer often have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we cannot get to. The loft, where there’s safe access, completes the picture.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

Advice

Should I look at the roof myself first?

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

Your questions about roof surveys in Mortimer

Does a conservation area affect roof work in Mortimer?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Do you cover smaller places like Mortimer?

We do. Villages and rural addresses get the same survey as a town house.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access when booking.

Do you use drones?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

How long does a roof survey take?

Allow roughly 1–2 hours for a house, and longer for a large or complex roof. We’ll confirm what to expect when we arrange the visit.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Do you inspect the roof from on top?

When the roof and the conditions make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft.

What we are asked to look at in Mortimer

Not every roof problem comes from outside. Poor ventilation lets condensation build up in the loft, and the damp gets into timbers and insulation. It is often mistaken for a leak, and it needs a different fix.

Problems we come across often include:

  • Debris building up in roof valleys
  • Flashings that have come away from the wall
  • Condensation or damp timbers in the loft
  • Ridge tiles that have lifted or moved

Take an older house close to Mortimer Methodist Church: its chimney, valleys and lead work are likely to be the parts that need attention first.

Questions to ask before you book

  • When you will get the report
  • What they won’t be able to tell you
  • What insurance they carry
  • How they’ll see the roof: from the ground, the loft, the roof or by drone

What’s in a roof survey

What a roof survey doesn’t cover

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Whether the roof structure meets design loads
  • How the roof will behave in every kind of weather
  • The condition of the rest of the building (that’s a RICS home survey)

If in doubt, ring 07833 053749 or drop us an email and we will point you to the right survey. What our survey covers.

Roofs we survey in Mortimer

  • Clay and concrete tiles
  • The roof space
  • Ridges, hips and valleys
  • Lead flashings
  • Natural slate
  • Chimney stacks
  • Flat roofs

What a survey costs

Several things affect the price of a survey:

  • How many separate roofs there are, such as extensions, dormers and garages
  • Basic, Standard or Premium
  • Any need for thermal images or a drone flight
  • Building height and the viewpoints available

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, including VAT. We’ll tell you which package suits the questions you have.

What we need to know

These details help when you contact us:

  • The style of property, from a terrace to a block
  • Photos of the roof, taken safely from ground level or a window
  • Your timetable, such as an exchange date
  • The property’s address and postcode

Booking is simple: just phone 07833 053749 or drop us an email, let us know about the property and we’ll explain which survey suits. We confirm the price before anything is booked.
