How a roof survey works in Goose Hill
Roofs vary a lot across London and South East England. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, while many post-war homes have concrete interlocking tiles. We adapt the survey to the roof in front of us. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Each part is checked in the way that suits it. We survey clay and concrete tiles, ridges, hips and valleys and chimney stacks, and people most often book us about gaps in the roof where coverings have gone and condensation or damp timbers in the loft.
Somewhere as small as Goose Hill, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.
You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Your questions about roof surveys in Goose Hill
Is my home in Goose Hill listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Do you cover smaller places like Goose Hill?
We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Do you survey on Saturdays and Sundays?
We carry out surveys on weekdays and at weekends. To arrange a date, phone 07833 053749 or use the contact form.
How many surveys have you done?
We have more than 20 years’ experience and have carried out more than 5,000 surveys.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We check the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Do you survey roofs on blocks of flats?
Yes. A shared roof needs access agreed first. Mention it when you contact us and we will plan the survey around it.
What does a roof survey cost?
Prices start from £150, including VAT. The final figure depends on the roof and the package you choose, and it’s agreed before booking.
What we look for on each type of roof
Concrete interlocking tiles
Interlocking tiles on shallow roofs depend on their laps and fixings. Lifted or cracked tiles are noted.
Clay plain and peg tiles
Older homes in the Weald and across the South East often have clay plain tiles, and some have Kent peg tiles held by pegs. Rotten pegs and battens let tiles move, leaving gaps along the courses.
What we are asked to look at in Goose Hill
The coverings are rarely the first thing to fail. On slate roofs, corroded nails let slates slip, which is known as ‘nail fatigue’. On tiled roofs, the battens or pegs may be what’s gone, letting tiles move.
Typical things we’re asked to look at include:
- Crumbling chimney pointing or cracked flaunching
- Water stains on rafters and ceiling joists
- Loose ridge or hip tiles
- Lifted, split or missing lead flashings
If your home is one of the older ones in the streets near Church of St Paul, its chimney, valleys and lead work are likely to be the parts that need attention first.
Before you book any roof surveyor
- How much experience they have with roofs like yours
- Whether the inside of the roof is included
- Which viewpoints they use to see the roof
- What’s outside the scope of the survey
DIY checks: what’s safe
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where applicable.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.
The survey, step by step
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about 1–2 hours at a typical home, while a commercial roof takes nearer three to four hours. If you have questions on the day, just ask. In a small place like Goose Hill, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- We start with the property details and any concerns.
- A visit is booked for a weekday, Saturday or Sunday.
- Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
- Inside, we check the roof space where there’s safe access.
- You receive the report with photos and recommendations, prioritised by urgency.
Before the survey
- Check we can get to the back of the property
- Tell us about parking before the day
- Make a note of anything you’d like us to look at

How we price roof surveys
Prices vary from roof to roof, and it comes down to:
- Height and safe access
- Whether you choose the Basic, Standard or Premium Survey
- Whether thermal imaging or a drone is needed
- The size of the roof
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.
Getting in touch
The more you tell us, the easier it is to price the survey. When you get in touch, it helps to mention:
- Whether there’s a loft hatch, a shared roof or tricky access
- The type of building and roof, such as pitched or flat
- Photos of the roof, taken safely from ground level or a window
- Why you want a survey: buying, a leak, a storm or new work
If you are buying, it is useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or drop us an email whenever suits you.

What else we do in Goose Hill
What a roof survey looks like in Goose Hill
Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.
Take a building like Ashford Hill Primary School: large buildings have long gutter runs and big roofs that need checking like any other. For landlords with property near Thatcham station, a dated record of the roof is useful when planning maintenance across a let.

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Confirmation of asbestos in soffits or cement sheets
- Whether the roof structure meets design loads
- A full building survey of the property
