Roof survey in Sulhamstead

We inspect whatever is safely visible: from ground level, from windows and other vantage points, from inside the loft and from the roof itself where it is safe. The Premium Survey adds thermal imaging and, where applicable, a drone, which helps with tall or steep roofs. You don’t need to do anything except give us access. Each defect we find is photographed and explained. We survey clay and concrete tiles, natural slate and chimney stacks, and people most often book us about gutters that overflow in heavy rain and slipped, cracked or missing slates and tiles.

Older buildings in small places like Sulhamstead may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photo where possible.

What we do, step by step

It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take an hour or two on an ordinary house, or half a day or so for a commercial building. Cottages and farmhouses around Sulhamstead often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

Preparing for the visit

  • If you are buying, check with the agent that we can get in
  • Dig out any old roof reports or invoices
  • Show us where any leaks or stains appear

Arrange a survey

If you have photos of the roof, send them over. Pictures from the ground or a window are fine, and please do not climb up for a closer look. To send them or to book, ring 07833 053749 or email us.

Why get it checked now?

Leaks rarely show up right away. Damp spreads through insulation and timber before anything shows below. A survey can pick up the early signs from the loft. For older village homes like those around Sulhamstead, the right replacement materials are not always easy to find quickly. That’s one more reason to find defects before they become urgent.

A Basic Survey starts from £150, with VAT included. The Standard Survey starts from £250 and the Premium Survey from £400. You will know the price for the job before booking.

Why choose Independent Roof Survey in Sulhamstead

Honest limits

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • Structural calculations (that’s a structural engineer’s job)
  • A promise that the roof won’t leak in future
  • Asbestos testing of any kind

If you are not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer before you book. The full list of what we check.

Local roofs in Sulhamstead

An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

For landlords with property near Theale station, a roof report helps you deal with small faults before they turn into a call from a tenant. Take an older house close to Church of St Peter: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. For site and facilities teams at buildings like Sulhamstead and Ufton Nervet School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Different roofs, different checks

Concrete interlocking tiles

Interlocking tiles on shallow roofs depend on their laps and fixings. Lifted or cracked tiles are noted.

Natural slate

Many Victorian and Edwardian houses have slate roofs. Widespread slipping normally points to corroded nails, which we describe in the report.

Questions from Sulhamstead

Is my home in Sulhamstead listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is Sulhamstead within the area you cover?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Do you look in the roof space?

Where it is relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.

Will you fly a drone over my roof?

Where it is applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.

Does a roof survey replace a structural engineer?

No. Where we see something that needs a structural engineer, the report says so. We do not provide structural calculations.

How long will you be at the property?

Allow about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. We will confirm what to expect when we arrange the visit.

DIY checks: what’s safe

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book.

Tips from our surveys

Here are a few things we’d tell any owner, before and after a survey:

  • Include dormers, porches and garages as you book
  • Clear the loft hatch area before we arrive
  • File the report with your home documents
  • Keep a record of damp patches and dates

Your report arrives by email. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Findings are explained in plain words.

Don’t block the vents at the eaves. Condensation builds up when air cannot move, which can dampen timbers and insulation over time. Keep insulation clear of eaves vents.
