Can I check my roof myself?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

About our roof survey in Midgham

Three packages cover most roofs: Basic from £150, Standard from £250 and Premium from £400, inc. VAT. The Basic Survey gives a visual inspection, photographs and written recommendations. Standard and Premium go further, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where applicable. Every package includes a written report. If you are worried about crumbling chimney pointing or cracked flaunching and worn or blocked valleys, we can find out what’s behind it, whatever the roof.

Some older homes in villages like Midgham are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

After the visit, you get a report with photos, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

Questions from Midgham

Do you cover smaller places like Midgham?

Yes, we do. We work right across London and the South East, from towns to the smallest villages. Longer journeys are simply planned in advance.

I let a flat near Midgham station. Can you check the roof?

Yes, that’s a common request. We just need to know who will give access, and we can send the report to you or your agent.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. We look at the parts we are given access to, and the report makes that clear.

Will you check the loft?

If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch.

Can you tell me how long my roof will last?

Not as a figure. We describe the condition of each part of the roof and how it’s wearing, with recommendations ranked by urgency.

Can you check whether my roof contains asbestos?

No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.

Can you look at a roof that is joined to next door?

Yes, we can. We inspect what the owner gives us access to. Where a defect looks to be on the neighbour’s side, the report says so.

How the survey works

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey usually takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Around Midgham, older homes can have small or awkward roof spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. You let us know about the property and any concerns.
  2. A visit is booked for a weekday or a weekend.
  3. The roof is inspected from ground level, windows, the loft and the roof itself where it is safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. You receive a written report with photos and recommendations.

For landlords and managing agents

Useful tips for Midgham property owners

You don’t need to be a roofer to help. Here’s what helps most:

  • Gather any paperwork for past roof work
  • Leave roof access to professionals
  • Include dormers, porches and garages as you book
  • Check the roof from ground level after storms

File the report with your other home documents. It gives you something to compare against later, and it can help when you sell.

Check the loft now and then, with care and a good torch. Look for water marks, damp wood and chinks of light. Take photos of anything that changes.

Leave it or get it looked at?

Roof faults rarely stay the same size. A single gap lets water onto the timbers underneath, and wet timber starts to decay. Catching it early means less to put right. For older village homes like those around Midgham, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.

To find out what your survey will cost, ring 07833 053749 or send us an email and let us know about the roof. The price is agreed before a date is set.

What a roof survey does not cover

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Confirmation of asbestos in soffits or cement sheets
  • Defects hidden under coverings or inside walls without opening up
  • Structural calculations (that’s a structural engineer’s job)

If in doubt, ring 07833 053749 or use the contact form and we will recommend the right survey. What a survey covers and doesn’t.

What this survey covers

Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. The wider area around Midgham has a long history of building, with Shaw House about 4.9 miles west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

For landlords with property near Midgham station, the gap between tenancies is a good time to have the roof looked at. Take an older house close to Church of St Matthew: its chimney, valleys and lead work are likely to be the parts that need attention first. If you look after a building like Bucklebury C.E. Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
