How a roof survey works in Lyford

Many homes have several roofs, not just one. Flat roofs over extensions, garages and dormers are common in felt, EPDM rubber, GRP or asphalt. They’re included alongside the main roof, including signs of standing water, splits and tired upstands. Flat roofs frequently need attention long before the main roof, so they deserve a close look. A felt roof often lasts around 15 to 20 years, and GRP up to about 30. We’re often asked to look into condensation or damp timbers in the loft and slipped, cracked or missing slates and tiles, on the roof space, chimney stacks and natural slate.

Older buildings in small places like Lyford may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

After the visit, you get a photo-illustrated written report, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

Roof surveys around Lyford

Historic houses like Longworth House, about 3.2 miles north, show how far back building in the area around Lyford goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

If you live in an older home near Church of St Mary, its roof may have old fixings, lead flashings and chimneys that need a closer look.

What this survey cannot tell you

It is a careful look at the roof, not the whole story. The main limits are:

  • A full building survey of the property
  • Confirmation of asbestos in soffits or cement sheets
  • A promise that the roof will not leak in future

If in doubt, ring 07833 053749 or drop us an email and we will point you to the right survey before you book. The full list of what we check.

Questions from Lyford

Do you cover smaller places like Lyford?

Yes, Lyford is covered. We survey roofs across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Does a conservation area affect roof work in Lyford?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Can you check whether my roof contains asbestos?

No. We don’t carry out asbestos surveys or testing. Where materials might contain it, we say so in the report so a specialist asbestos surveyor can check before any work.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Will you climb onto the roof?

Where it is safe, yes. We also inspect from ground level, from windows and vantage points, and from the loft. The Premium Survey adds a drone where applicable.

Is a roof survey the same as a structural survey?

No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It is not a structural engineer’s report and does not include calculations.

Will you check the loft?

If there is a loft and safe access to it, yes. The roof space can show things the outside can’t, such as damp timbers, staining or daylight.

DIY checks: what’s safe

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

What a survey costs

Every roof is different, so prices are confirmed before booking. These are the things that affect it:

  • Building height and the viewpoints available
  • Whether you choose the Basic, Standard or Premium Survey
  • The size of the roof
  • Commercial roofs and larger buildings

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, inc. VAT. We’ll tell you which package suits the questions you have.

What to tell us when you get in touch

Getting the details right at the start saves time. It’s useful to include:

  • The type of building and roof, like pitched or flat
  • How the loft is reached, if there is one
  • Photos of the roof, taken safely from the ground or a window
  • Dates you are working to, such as exchange

Every survey is priced before it is booked, so you know where you stand. Prices start from £150, including VAT. For a price for your roof, phone 07833 053749 or use the contact form.

What happens if roof problems are left?

Valley gutters and parapet gutters are out of sight until they overflow. An overflow there sends water indoors. We check them before they cause trouble. Older cottages and farmhouses around Lyford can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.

Every price we give includes VAT, and the written report is part of the package. Roof survey starts from £150, including VAT. Size, height and access decide where your roof falls.

How the survey works

We don’t take risks to get a closer look. We inspect everything that’s safely in view, and if part of the roof cannot be seen, the report says so. Most visits take between one and two hours on an ordinary house, or half a day or so for a commercial building. Somewhere as small as Lyford, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We start by hearing what you’d like checked and why.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. The roof is inspected from the ground, windows, the loft and the roof itself where it is safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. Your report arrives by email, with recommendations prioritised by urgency.
