Pre-purchase roof survey in Horton-cum-Studley

Buyers in Horton-cum-Studley and right across London and the South East use our pre-purchase roof survey. Whether it’s a terrace, a semi, a detached house or a flat, we follow the same careful process. We tell you what’s sound, what needs attention and how urgent it is. We hold professional indemnity and public liability insurance, and have 20+ years’ experience. To arrange a survey, ring 07833 053749 or email us. We are frequently asked to look into slates or tiles that have slipped or gone and a ridge or slope that dips, on lead flashings and valleys, flat-roofed extensions and dormers and the roof space.

For a small place like Horton-cum-Studley, the visit is planned like any other: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when booking, so the visit can be planned around them. Whether you are buying or checking new work, the same care goes into it. Visits can be booked on weekdays and at weekends.

The report is written in plain words, so you don’t need to be a roofer to follow it. Each point is backed by a photograph where possible.

Can I check my roof myself?

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

Leave it or get it looked at?

Leaving it means judging the roof from the street. That rarely shows the back slope, the valleys or the top of the chimney. A survey fills that gap before you commit. For older village homes like those around Horton-cum-Studley, the right replacement materials aren’t always easy to find quickly. That’s one more reason to find defects before they become urgent.

Pre-purchase roof survey starts from £150, including VAT. The final price depends on how big and how high the roof is, access and the package you choose.

Tips from our surveys

Most of what helps is simple and safe from ground level. A few suggestions:

  • Arrange the survey as soon as your offer is agreed
  • Check we will be able to get into the loft space
  • Pass the findings to your conveyancer
  • Let us know your timetable

It’s worth sharing the report with your solicitor so questions can go to the seller’s solicitor. Past repairs, re-roofing and any records of that work are all fair questions, particularly where we’ve found patch repairs.

Keep an eye on chimneys and flashings in your new home. Watch for gaps in the pointing, cracked flaunching and loose lead. Binoculars from the ground are enough for a first look.

What a pre-purchase roof survey does not cover

A survey is a careful look at the roof, but it cannot do everything. The main limits are:

  • Walls, floors, services and rooms below the roof
  • Structural calculations (that is a structural engineer’s job)
  • Confirmation of asbestos in cement sheets or soffits

If in doubt, ring 07833 053749 or email us and we will suggest the right survey before booking. The full list of what we check.

Roof types and parts we check

  • The roof space
  • Flat-roofed extensions and dormers
  • Chimney stacks
  • Gutters and downpipes
  • Lead flashings and valleys
  • Clay and concrete tiles
  • Natural slate

Rented homes, blocks and businesses

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Larger roofs take longer.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the visit with that in mind.

Your questions about pre-purchase roof surveys in Horton-cum-Studley

How do I find out if my home in Horton-cum-Studley is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you cover Horton-cum-Studley?

Yes, Horton-cum-Studley is one of the places we work. The survey and report are the same in Horton-cum-Studley as anywhere else, and visits run on weekdays and weekends.

Will the roof report help me negotiate with the seller?

Yes, you can. You’ll have photos and a written description of each defect, so you can raise them with the seller or their agent. How the seller responds is up to them.

How do I book a survey in Horton-cum-Studley?

To book, ring 07833 053749 or email us and tell us the address and what you’d like to know. We will confirm the price and find a day that suits.

How long does a pre-purchase roof survey take?

On site, it usually takes about one to two hours for most houses, rising to roughly 3–4 hours on a commercial building. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Will you climb onto the roof?

Where it’s safe, yes. Much of the inspection is done from the ground, from windows and from the roof space. On Premium, a drone is used where applicable.

Does your survey replace a RICS home survey?

No. We survey the roof, not the whole building, and it’s not a RICS Level 2 or Level 3 survey. It complements one rather than replacing it.

Pre-purchase roof surveys in Horton-cum-Studley: local notes

Boarstall Tower, about 2.2 miles north-east, is one of the historic houses in the wider area around Horton-cum-Studley. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

The streets around a church like Church of St Barnabas are frequently among the oldest in a place, and if your house is among the older ones nearby, the roof may have had decades of patch repairs, and the survey shows where they are. If you let a flat or house near Islip station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.
