Roof surveys across OX33: what to expect
Roof coverings last a long time, but not for ever. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, but the fixings and underlay beneath them often give out sooner. A survey shows which parts of your roof are wearing. Knowing that helps you plan work before it becomes urgent. Common reasons to book are standing water on a flat roof and torn or sagging underlay, on the roof space, natural slate and chimney stacks.
Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes between one and two hours for most homes, depending on how many separate roofs there are.
- We start with the property details and any concerns.
- We agree a date, including weekends if that suits you.
- Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
- We then look in the loft for damp, staining and the condition of the underlay.
- You receive the report with photos and recommendations, prioritised by urgency.
How our prices work

Wheatley: Shop and office owners around Templars Square may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks. For site and facilities teams at buildings like Wheatley Church of England Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
What we are asked to look at in OX33
Weather is the main thing that wears a roof down. Wind lifts loose slates, tiles and ridge pieces, while rain gets into every gap. What starts as one slipped slate can become a leak.
Signs worth acting on include:
- Cracked or blistered flat roof coverings
- Blocked, sagging or leaking gutters
- Water stains on rafters and ceiling joists
- Ridge tiles that have lifted or moved

What we need to know
You do not need to know any roofing terms. It is enough to let us know:
- What’s prompted the survey
- What kind of property and roof it is
- Any photos you have, taken from ground level or a window
- When you need the report by
Not sure which survey you need? It’s easiest to call 07833 053749 or send us an email and describe the roof and what’s worrying you. We’ll talk you through the options and what they cost.
Should I look at the roof myself first?
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in.
Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.
Tips that help
Most of what helps is simple and safe from the ground. Our suggestions:
- Mention any flat roofs as well as the main roof
- Move stored items away from the loft hatch
- Let us know about past leaks
- Look for debris in the garden after high winds
Your report arrives by email. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Each finding is set out in plain English, with recommendations.
Have the roof surveyed every few years, and after major storms. Regular checks catch problems while they’re small. Each report gives a record to compare against.
Your questions about roof surveys in OX33
Can you inspect a terraced or semi-detached roof?
Yes, we can. We survey the parts of the roof you have access to. Where a defect looks to be on the neighbour’s side, the report says so.
Does a roof survey replace a structural engineer?
No. Where we see something that needs a structural engineer, the report says so. We don’t provide structural calculations.
What does a roof survey cost?
Prices start from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included.
How experienced are you?
Over 20 years and more than 5,000 surveys.
What’s the best way to book?
To arrange a survey, ring 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We’ll confirm the price and agree a day with you.
Do you give a life expectancy for the roof?
Not as a figure. The report explains the condition of each part and the signs of wear, and we say what needs attention and how urgently.
Do you test for asbestos?
No. Asbestos testing is not part of our service. Where materials might contain it, we say so in the report so a specialist asbestos surveyor can check before any work.
