What affects the cost of roof surveys

- How tall the building is and how easy the roof is to see
- House, block, shop or office
For a price for your roof in Holton, call 07833 053749 or email us and let us know about the roof. We’ll confirm the figure before booking.
Helping us price your survey
Getting the details right at the start saves time. It helps to include:
- Dates you’re working to, like exchange
- The type of building and roof, such as pitched or flat
- Pictures of the roof from a safe spot, if you have them
- Whether there’s a loft hatch, a shared roof or tricky access
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply call 07833 053749 or use the contact form whenever suits you.
How a roof survey works in Holton
Most houses have more than one roof to look at. Flat roofs over extensions, garages and dormers are common in felt, EPDM rubber, GRP or asphalt. They’re included alongside the main roof, looking for ponding, splits, blisters and worn upstands. A flat roof normally wears out sooner than a pitched one, so they deserve a proper look. A felt roof often lasts around 15 to 20 years, and GRP up to about 30. If you’ve noticed torn or sagging underlay and ponding, splits or blisters on flat roofs, a survey will tell you what’s going on, whatever the roof.
In a village or hamlet like Holton, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Should I look at the roof myself first?
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
Roof surveys in Holton: local notes
West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.
Garsington Manor, about 3.1 miles south, is one of the historic houses in the wider area around Holton. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is. Take an older house close to The Granary Church: old fixings, lead flashings and tall chimneys are typical of older roofs. For businesses in and around places such as Templars Square, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

Honest limits
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- The condition of the rest of the building (that’s a RICS home survey)
- Confirmation of asbestos in soffits or cement sheets
- What’s under the slates, tiles or felt
If you are not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer. What a survey covers and doesn’t.
What we look at
- Flat roofs
- Clay and concrete tiles
- The roof space
- Lead flashings
- Natural slate
- Chimney stacks
- Ridges, hips and valleys
The survey, step by step
We look at the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey typically takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Somewhere as small as Holton, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- You get in touch with the address and anything you’ve noticed.
- We arrange a day that suits you, including weekends.
- We check the roof from every safe vantage point, inside and out.
- We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
- Your report arrives by email, with recommendations prioritised by urgency.
Before the survey
- For a flat or shared roof, check access with whoever owns or manages the building
- Let us know about parking near the property
- Dig out any old roof reports or invoices

Advice
Practical tips
Nothing here needs a ladder. A few suggestions:
- Mention any flat roofs as well as the main roof
- Check the roof from the ground after storms
- Hold on to the report for future surveys
- Check we can open the loft hatch
Standard includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. It is a chance to ask questions about anything in the report.
Keep gutters, valleys and outlets clear of leaves and moss, particularly after autumn. Use a gutter contractor rather than climbing a ladder yourself. Clear gutters prevent a lot of damp.

How the survey changes by roof type
Natural slate
Natural slate can last 100 years or more, but its nails frequently corrode first. Slipped, cracked and missing slates are all noted, and for clips that show past repairs.
Flat roof coverings
Repeated coatings can hide what’s underneath. If the covering would need opening up to know more, we say so.
Holton: your questions answered
Is Holton in the area you cover?
We do. The survey and report are the same in Holton as anywhere else.
Does a conservation area affect roof work in Holton?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Can you survey in bad weather?
Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions aren’t right, we’ll talk to you about another date.
Do you use drones?
Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules. We hold a CAA Flyer ID and Operator ID.
Can you look at a roof that’s joined to next door?
Yes, we can. We inspect what the owner gives us access to. Where a defect looks to be on the neighbour’s side, the report says so.
How long have you been surveying roofs?
Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of clients are satisfied.
How long will you be at the property?
On site, it typically takes an hour or two for a house, and longer for a large or complex roof. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
