Your questions about roof surveys in Stanton St John

Will you come out to Stanton St John?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

I let a flat near Islip station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or use the contact form with the address and what you need.

Do you need to get into the loft?

If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

Visits run seven days a week in the daytime. Let us know your preferred days when booking.

How experienced are you?

More than 5,000 surveys over 20+ years.

About our roof survey in Stanton St John

We survey roofs in Stanton St John and across London and South East England. Visits run seven days a week. We are insured for professional indemnity and public liability, and bring 20+ years’ experience. Each survey ends with a written report, emailed with photographs and recommendations. Whether it is a house, a flat or a commercial building, the process is the same. To arrange a survey, ring 07833 053749 or email us. If you are worried about ponding, splits or blisters on flat roofs and leaking gutter joints and downpipes, we can find out what’s behind it, whatever the roof.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.

Where we can’t see part of the roof, the report says so. You will know exactly what was inspected and what wasn’t.

Different roofs, different checks

Chimney stacks

We check the pots, flaunching, pointing and flashings of each stack. We note any lean or loose pots.

Flat roof coverings

Repeated coatings can hide what’s underneath. We say what we can see and when a closer look would need opening up.

Rented homes, blocks and businesses

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer, and they’re priced for the size.

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

How it works

Safety comes first on every visit. Everything that can be seen safely is inspected, and anything we can’t see is noted in the report. The survey usually takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Rural addresses near Stanton St John can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We start by hearing what you’d like checked and why.
  2. A visit is booked for a weekday or a weekend.
  3. The roof is inspected from the ground, windows, the loft and the roof itself where it is safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. You receive a written report with photos and recommendations.

What this survey can’t tell you

It is useful to know what a survey won’t do before you book:

  • The condition of the rest of the building (that’s a RICS home survey)
  • Asbestos testing of any kind
  • Structural calculations (that is a structural engineer’s job)

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you before you book. The full list of what we check.

What we are asked to look at in Stanton St John

Blocked gutters cause a surprising amount of damage. Leaves, moss and silt build up, the gutter overflows and water soaks the walls. Valley and parapet gutters can overflow inside the building, especially near trees.

Here are some of the things we see frequently:

  • Blocked, sagging or leaking gutters
  • Condensation or damp timbers in the loft
  • Worn lead at chimneys and abutments
  • Crumbling chimney pointing or cracked flaunching

The streets around a church like Church of St John the Baptist are often among the oldest in a place, and if your home is one of the older ones nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
