How a roof survey works in Barton

Across London and South East England, roofs differ widely. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, and many post-war homes have concrete interlocking tiles instead. We adapt the survey to the roof in front of us. Some older homes have clay tiles, and many have a flat-roofed extension as well. Each part is checked in the way that suits it. If you’re worried about gutters that overflow in heavy rain and slates or tiles that have slipped or broken, we can find out what’s behind it, whatever the roof.

Around Barton, older cottages sit alongside bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. Chimneys, valleys and gutters on older homes frequently need the most attention. Nails and battens under older coverings often give out before the slates or tiles themselves.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photograph where possible, and recommendations are put by urgency where it matters.

Useful tips for Barton property owners

Getting the most from a roof survey starts before we arrive and carries on afterwards. Some tips:

  • Let us know about any leaks or stains you’ve seen
  • Watch for slipped slates after bad weather
  • Leave roof access to professionals
  • Clear the loft hatch area before we arrive

Premium comes with a follow-up after 12 months. It helps you see whether anything has changed, and whether work has done its job.

Every so frequently, look in the loft space with a torch, keeping to boarded areas. Watch for stains, damp timbers and daylight through the roof. Photograph anything new.

Roofs, chimneys and gutters in Barton

West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. With Holywell Manor about 2.3 miles west, Barton sits in an area with a long building history. If you own one of the older houses, expect a mix of original materials and later repairs on the roof.

The streets around a church like Parish Church of St Mary are often among the oldest in a place, and if your home is one of the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look. Shop and office owners around Templars Square may find that knowing the roof’s condition lets you budget for work rather than pay for emergencies. Trees in and around Bury Knowle Park shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.

What we cannot see

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • A promise that the roof won’t leak in future
  • What’s under the slates, tiles or felt
  • A full building survey of the property

If you are not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer before booking. What a survey covers and does not.

What we check

  • Flat roofs
  • Natural slate
  • Chimney stacks
  • Lead flashings
  • Ridges, hips and valleys
  • Clay and concrete tiles
  • The roof space

What you can safely check yourself

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

What we do, step by step

We check the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey normally takes between one and two hours for most houses, or half a day or so for a commercial building. Some parts of a survey depend on the weather, so a visit to Barton is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.

  1. We start by hearing what you’d like checked and why.
  2. A visit is booked for a weekday or a weekend.
  3. The roof is inspected from ground level, windows, the loft and the roof itself where it is safe.
  4. Every part of the roof is checked and photographed.
  5. You receive a written report with photos and recommendations.

Before we arrive

  • If you are buying, check with the agent that we can get in
  • For a flat or shared roof, check access with whoever owns or manages the building
  • Leave a clear route to the loft

For landlords and managing agents

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out in order of urgency where relevant, which helps when budgeting.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we’ll plan the survey around it.

What affects the cost of roof surveys

When we price a survey, we consider:

  • Whether thermal imaging or a drone is needed
  • Extra roofs, like extensions, dormers or garages
  • Whether it’s a home or a commercial building
  • The shape of the roof and its details

Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the exact price before booking.

What we need to know

The more you let us know, the easier it is to price the survey. When you contact us, it helps to mention:

  • What made you get in touch
  • Your postcode, so we can check access and travel
  • Whether there’s a loft hatch, a shared roof or tricky access
  • What kind of property and roof it is

FAQs for Barton

Do you cover smaller places like Barton?

We do. A small place gets exactly the same survey as a big one.

Is my home in Barton listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Mention it when you contact us and we’ll explain what’s needed.

Can you survey at the weekend?

We survey seven days a week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.

Do you look in the roof space?

If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.

Can you look at a roof that’s joined to next door?

Yes, we inspect your part of the roof. We can only look at neighbouring roofs as far as access allows. Shared chimneys and party-wall upstands are looked at from your side.

Do you use drones?

Yes, where applicable and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.
