Pre-purchase roof surveys around Barton

If the drone is used for your survey, the flight is checked against the Drone Safety Map first. Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. For a purchase or a newly finished roof, the materials decide which details matter most.

If you own a rental within reach of Oxford station, a roof report gives you a clear picture before you buy or settle up with a roofer. Holywell Manor, about 2.3 miles west, is one of the historic houses in the wider area around Barton. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy. The streets around a church such as Parish Church of St Mary are frequently among the oldest in a place, and if yours is one of the older homes nearby, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Pre-purchase roof surveys for homes and businesses in Barton

With a written roof report, you can go back to the seller or agent with specifics. You might ask about past repairs, ask for work to be done before completion or think again about your offer. We can’t say how a seller will respond, but you will be negotiating from a clear picture rather than a hunch. It also helps you decide whether to go ahead at all. If you are worried about damp timbers or stains in the loft and loose pots and cracked flaunching, we can find out what’s behind it, on lead flashings and valleys, clay and concrete tiles and natural slate alike.

Bungalows, chalet bungalows and older cottages are common in smaller places like Barton, and many have been extended or had dormers added. Even on a low roof, dormers, valleys and flat-roofed additions need a careful look. The same goes for a purchase or a new roof around Barton. Snags and wear both tend to show at dormer lead work and along flat-roof edges.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Honest limits

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • What’s under the slates, tiles or felt
  • A valuation or a promise of a lower price
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

If you are not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer. What a survey covers and doesn’t.

Roof types and parts we check

  • Gutters and downpipes
  • Natural slate
  • Lead flashings and valleys
  • Clay and concrete tiles
  • The roof space
  • Flat-roofed extensions and dormers
  • Chimney stacks

What happens on the day

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. A visit to Barton is planned like any other: the time, the access and where to park are agreed in advance. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.

  1. After your offer is agreed, you book and share your timetable.
  2. Access to the house and the roof space is agreed ahead of time.
  3. We start outside, looking at the roof from ground level and from vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Before we arrive

  • Find any records of previous roof work
  • Make a note of anything you’d like us to look at
  • Make sure the loft hatch can be reached

Advice

Leave it or get it looked at?

A mortgage valuation is not a roof survey. It looks at whether the property is suitable security for the loan, not at the condition of each slate and flashing. Our survey is done for you, and the report is written for you to use. Homes in smaller places like Barton can face more weather, so a loose ridge or verge soon lets rain in. Wind gets under it and lifts more, and water follows.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We’ll give you the figure before anything is booked.

What you get with us

Common questions in Barton

Is Barton in the area you cover?

Yes, Barton is within the area we cover. We survey roofs across London and the South East. Just phone 07833 053749 or use the contact form and let us know about the property.

Does a conservation area affect roof work in Barton?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Do I need a roof survey if I’m having a RICS survey?

They do different things. A RICS home survey covers the whole building, while ours looks only at the roof, in more detail. Ours sits alongside a RICS survey rather than replacing it.

Does the weather affect the survey?

A survey can typically go ahead in light rain. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so we will agree a new date if the weather isn’t suitable.

How do I book a survey in Barton?

The quickest way is to ring 07833 053749 or use the contact form. Tell us the address and a little about the roof. We survey on weekdays, Saturdays and Sundays.

Can I use the report to negotiate on price?

Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. The outcome is between you and the seller.

Do you inspect the roof from on top?

Only where it’s safe. Many roofs can be seen well from windows, vantage points and the loft, and a drone is part of the Premium Survey where it applies.

DIY checks: what’s safe

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

What affects the price in Barton

Several things affect the price of a survey:

  • How tall the building is and how easy the roof is to see
  • The size of the roof
  • Whether thermal imaging or a drone is needed
  • Extensions, dormers and garages with roofs of their own

Every price we give includes VAT. Prices start from £150, including VAT. We confirm the price for the job before booking.

What we need to know

To price your survey accurately, we will ask about:

  • The address and postcode of the property
  • Access details, such as a loft hatch or a shared roof
  • When you need the report by
  • The style of property, from a terrace to a block

Unsure which package suits your roof? The easiest way is to phone 07833 053749 or send us an email and describe the roof and what’s worrying you. We will explain the options and the price.

Practical tips

A survey works best with a little help from you, before and after. Tips:

  • Find out whether the roof has been replaced or patched
  • Share the report with your solicitor
  • Request records of any re-roofing
  • Ask for loft access on the day

The report gives any roofer you ask to quote a clear brief. They’ll see exactly what we found, and where, so each quote covers the same ground.

Keep the loft ventilated. Poor ventilation lets condensation build up, wetting timbers and insulation. Avoid packing insulation into the eaves so tightly that air can’t flow.
