Need a pre-purchase roof survey in Beckley?

When you need someone else

To be straight with you, a roof survey has limits:

  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • What’s under the slates, tiles or felt
  • Structural calculations (that’s a structural engineer’s job)

If in doubt, phone 07833 053749 or send us an email and we’ll suggest the right survey. The full list of what we check.

What this survey covers

  • Natural slate
  • Clay and concrete tiles
  • Gutters and downpipes
  • Lead flashings and valleys
  • Chimney stacks
  • The roof space
  • Flat-roofed extensions and dormers

How a pre-purchase roof survey works in Beckley

A full home survey looks at the whole property, so the roof is one item among many. Our survey is not a RICS survey, and it doesn’t replace one. It adds a focused look at the roof on its own, with photos and written recommendations you can act on. The two sit side by side. We survey flat-roofed extensions and dormers, chimney stacks and natural slate, and common reasons people get in touch are loose pots and cracked flaunching and quick fixes on flashings and valleys.

Somewhere as small as Beckley, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid. What’s under the coverings, from old felt to the battens and nails, matters too.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Beckley: your questions answered

How do I find out if my home in Beckley is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Will you come out to Beckley?

Yes, Beckley is covered. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning. Mention it when you contact us and we will plan the survey around it.

Is your roof survey a RICS survey?

No. It’s a dedicated roof survey, and you get a written report with photos. It does not cover the rest of the property, which a RICS survey does.

How long does the survey visit take?

It usually takes about 1–2 hours at a typical house, with time for the loft where it can be reached. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Will the roof report help me negotiate with the seller?

Yes, you can. The report sets out what we found, with photos, so you can raise them with the seller or their agent. We can’t promise how the seller will respond.

Do I need to be at home?

That depends on the survey. For inside areas and the roof space, someone has to give us access.

Landlord and commercial surveys in Beckley

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photos included.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

Can I check my roof myself?

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.

How the survey works

The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit typically takes about one to two hours for most houses; commercial roofs usually need 3–4 hours. Rural addresses near Beckley can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. Once your offer is accepted, you let us know the address and when you hope to exchange.
  2. Access to the house and the loft space is agreed in advance.
  3. We start outside, looking at the roof from ground level and from vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. You get a written report with photographs and recommendations before you exchange.

Preparing for the visit

  • Let us know about parking before the day
  • Move anything stored under the loft hatch
  • Keep pets in another room

Advice

What we look for on each type of roof

Lead flashings and valleys

Many older houses have lead in their valleys and hidden gutters. Worn or cracked lead lets water straight into the roof, and missing lead is not unknown, as it is a target for thieves.

Natural slate

Older slate roofs often have bitumen felt under them, and very old ones may have none. Where we can see it from the loft, we say what condition it is in.

Buying a home or a new roof in Beckley

Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. For a purchase or a newly finished roof, the materials decide which details matter most.

Holywell Manor, about 3.9 miles south-west, is one of the historic houses in the wider area around Beckley. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area. If you let a flat or house near Islip station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. For an older house near a landmark such as Church of the Assumption of the Blessed Virgin Mary, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

What happens if roof problems are left?

Small roof defects let water in slowly. By the time a stain shows, timber or plaster may already be damp. Finding the cause at the survey stage lets you deal with it as soon as you move in. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.
