About our roof survey in Forest Hill
Good roofs last decades, but their parts wear at different rates. Slate often lasts a century or more, and tiles commonly half a century, yet nails, battens and underlay frequently fail first. We tell you which parts are ageing and which are sound. Knowing that helps you plan work before it becomes urgent. If you are worried about leaning or weathered chimney stacks and flashings that have come away from the wall, a survey will tell you what’s going on, whatever the roof.
Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.
The report records the roof as we found it on the day. That makes it useful now and a handy reference later.

What this survey cannot tell you
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- The condition of the rest of the building (that’s a RICS home survey)
- Asbestos testing of any kind
- How the roof will behave in every kind of weather
If in doubt, call 07833 053749 or drop us an email and we’ll suggest the right survey before booking. What a survey covers and does not.
What this survey covers
- Flat roofs
- Chimney stacks
- Clay and concrete tiles
- Ridges, hips and valleys
- Lead flashings
- The roof space
- Natural slate
What happens on the day
We don’t take risks to get a closer look. We inspect what can be seen safely, and if part of the roof can’t be seen, the report says so. The survey typically takes an hour or two for most homes, depending on how many separate roofs there are. Older roofs in small places like Forest Hill can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- You pick the package that suits your roof.
- We arrive at the agreed time and talk through any concerns.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- You get a written report with photos and clear recommendations.
Before we arrive
- Keep pets out of the way during the survey
- Leave a clear route to the loft
- Have any questions written down, so nothing gets missed

Tips that help
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Hold on to the report for future surveys
- Gather any paperwork for past roof work
- Take photos of any leaks as they happen
- Let us know about any leaks or stains you’ve seen
Keep the report with your property records. It is a useful baseline for future surveys, and it can help when you sell.
After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Getting small faults fixed quickly keeps water out.
Local roofs in Forest Hill
Older buildings in west Oxfordshire frequently have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. About 3.6 miles south lies Garsington Manor, a reminder of how long the area around Forest Hill has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead.
If you live in an older home near Church of St Nicholas, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Shop and office owners around Templars Square may find that a roof report helps plan work around trading rather than after a leak. Trees in and around Shotover Country Park shed leaves that can end up in nearby gutters.
