Bledington Pre-Purchase Roof Survey
Pre-purchase roof surveys across Bledington, backed by more than 20 years’ experience. Every survey ends with a written report and photos.
- Chimney mortar that has eroded
- Damp timbers or stains in the loft
- Patch repairs that may hide an ongoing problem
Roof by roof
Chimney stacks
A stack stands exposed above the roof line. The pots, flaunching, pointing and flashings are all checked, as far as we can see them safely.
Natural slate
Good slate is one of the longest-lasting roof coverings, but the nails holding it corrode long before that. Slipped or missing slates are a sign of ‘nail fatigue’, and we note how widespread it looks.
How a pre-purchase roof survey works in Bledington
Some roofs can’t be seen well from ground level or from windows. Our Premium Survey includes thermal imaging and, where it applies, a drone inspection, along with a same-day report. If airspace rules or the weather rule out a flight, we will say so and inspect from every other safe vantage point. If you’ve noticed slipped or missing slates and tiles and old water stains in the roof space, we can find out what’s behind it, whatever the roof.
Older buildings in small places like Bledington may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you are buying or signing off new roofing, it is worth knowing where you stand, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.
The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

FAQs for Bledington
Does a conservation area affect roof work in Bledington?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
Do you carry out roof surveys in Bledington?
Yes, Bledington is within the area we cover. We cover the whole of London and South East England. Just phone 07833 053749 or send us an email and let us know about the property, and we will talk through which survey suits.
Is this an asbestos survey?
No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.
When is the best time to have the roof checked when buying?
The sooner after your offer is accepted, the better. The report is most useful before exchange, because after that the roof is yours to deal with.
Can you survey a shared roof?
Yes, once access has been agreed. Roofs over flats are often shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we are allowed to reach.
Will you fly a drone over my roof?
Yes, where applicable and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
Does the weather affect the survey?
A survey can usually go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we will arrange another day with you.
What happens on the day
Once we have finished looking, we write up our findings in a report with photographs, emailed to you. As for time on site, most surveys take about 1–2 hours at a typical home, and about three to four hours for a commercial roof. Somewhere like Bledington needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.
- You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
- We agree a visit, including weekends if that helps.
- The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
- We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.
Before the survey
- Make sure pets are kept safely away
- Dig out any old roof reports or invoices
- Clear the way to the loft hatch
Arrange a survey
If you’re buying, it’s useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or send us an email when you’re ready.

Practical tips
Over many surveys, some simple habits stand out as worth the effort:
- Ask when the roof was last worked on
- Ask whether there are papers for past roof work
- Book once your offer is accepted
- Watch for stains or fresh paint on ceilings below the roof
We email the report to you, with photos of each finding. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Findings are set out in plain English, with recommendations prioritised by urgency where relevant.
Chimneys and flashings need watching. Look for leaning pots, missing mortar and lifted lead. A pair of binoculars from the garden shows a lot.
Common roof problems in Bledington
Chimneys take the worst of the weather. Pointing crumbles, flaunching cracks and flashings lift. On terraced and semi-detached homes, a stack may be shared with next door, which can affect how any work is arranged.
We are often asked to look at:
- Patch repairs that may hide an ongoing problem
- Chimney mortar that has eroded
- Ponding, blisters or splits on a flat roof
- A ridge or slope that dips
Take an older house close to Church of St Leonard: the roof may have had decades of patch repairs, and the survey shows where they are.
What to check before booking
- What they will not be able to tell you
- Whether VAT is added on top
- Whether the loft is part of the inspection
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

We survey roofs for letting agents and landlords as well as householders. A written report with photographs gives you a clear record of the roof, useful for planning maintenance.
What this survey cannot tell you
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- A valuation or a promise of a lower price
- Walls, floors, services and rooms below the roof
- Faults hidden behind ceilings, boards or coverings
If in doubt, phone 07833 053749 or use the contact form and we will recommend the right survey before you book. What our survey covers.

Bledington homes and their roofs
Chastleton House, about 4 miles north, is one of the historic houses in the wider area around Bledington. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest.
