Gutter survey in Bledington: what you get

A gutter needs a steady fall towards its outlet to drain properly. Sagging brackets and slipped joints leave water standing and overflowing where the gutter dips. We look along each run for sags, gaps and leaking joints and look at the brackets and downpipe clips. Recommendations are written down and prioritised by urgency where relevant. We survey fascias and soffits, downpipes and outlets and hoppers, and common reasons people get in touch are gutters packed with leaves or moss and downpipes that are split or coming away.

In a small place like Bledington, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Your questions about gutter surveys in Bledington

I let a flat near Kingham station. Can you check the roof?

Yes, landlords and agents are among the people we work for. Just call 07833 053749 or use the contact form with the details.

Does a conservation area affect roof work in Bledington?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Are you structural engineers?

No. We note visible signs like sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

Can you tell me if my old gutters contain asbestos?

No, that needs a specialist asbestos surveyor. We point out materials on older buildings that could contain asbestos so it can be checked before work starts.

Can the survey be at a weekend?

Yes, we carry out surveys on Saturdays and Sundays as well as weekdays. To book, phone 07833 053749 or drop us an email.

What will the report tell me?

It explains what we saw, what it means and what we’d suggest, with photographs throughout. It also says if any part of the roof couldn’t be seen safely.

How much time does the visit need?

For a house, expect about 1–2 hours on site, with commercial buildings nearer 3–4 hours.

Local roofs in Bledington

About 4 miles north lies Chastleton House, a reminder of how long the area around Bledington has been built on. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you look after a building such as Bledington Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. If you live in an older home near Church of St Leonard, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Bledington is about 10 miles north of Carterton, in Oxfordshire. Whether the building in Bledington is a house, a flat or a commercial unit, we can survey the roof on a weekday or at the weekend. Bledington is one of the towns and villages in Oxfordshire we cover for gutter surveys. There’s also a page for Oxford.

Do you need a gutter survey in Bledington?

Many people get in touch after seeing water pour over a gutter in heavy rain. Others notice a damp wall, a stained ceiling or a green streak down the brickwork. The survey helps pin down the source before it causes more harm.

A survey can pick up problems such as:

  • Cracked or loose downpipes
  • Blocked outlets and hoppers
  • Fascia boards damaged by overflowing water
  • Overflowing valley or parapet gutters

If you own a rental within reach of Kingham station, a dated record of the roof is useful when planning maintenance across a let.

What a roof survey includes

What happens if roof problems are left?

Going up a ladder to check your own gutters carries real risk. From the ground you can spot drips and overflows but hidden gutters are another matter. Our survey covers whatever is safely visible and records it with photos. For older village homes like those around Bledington, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We’ll give you the figure before anything is booked.

For landlords and managing agents

Letting agents can arrange access with tenants. We survey on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

We survey roofs for letting agents and landlords as well as householders. The report gives you a dated record of the gutter, with photographs, useful for planning maintenance.

How it works

The visit has one job: to look at the gutter as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It normally takes between one and two hours for a house; commercial roofs usually need 3–4 hours. Cottages and farmhouses around Bledington frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

Before we arrive

  • Keep pets inside or away from the areas we’re looking at
  • If it is not your property yet, arrange access through the agent
  • Find any records of previous roof work

Advice

What we look for on each type of roof

Lead-lined valley and parapet gutters

Lead linings are common in valleys and parapet gutters on older houses. Splits and failed joints in the lead can let water straight in.

Box and secret gutters

Secret gutters are hidden under the edge of the roof covering, so they’re easy to forget. The report records what could and couldn’t be seen.

Should I look at the roof myself first?

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
