Bloxham Pre-Purchase Roof Survey
Know where you stand with the roof before you decide what to do next. We carry out pre-purchase roof surveys in Bloxham, with photographs and a clear written report.
- Gutters choked with leaves and moss
- Slipped or missing slates and tiles
- Flashings that have lifted or split
Why get it checked now?
Small roof defects let water in slowly. Damp can spread into timbers and ceilings before anyone sees a mark. Spotting it before you buy means you know about it from day one. Tradespeople may need to travel further to a smaller place like Bloxham, so it’s useful to plan roof work rather than call someone out in a hurry. A survey gives you that notice.
Pre-purchase roof survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.
Why book us in Bloxham

Pre-purchase roof surveys for homes and businesses in Bloxham
Older homes often have roofs that have been patched over the years. Slates slip when their nails corrode, lead valleys and flashings wear, and chimney pointing crumbles. Little of that is easy to judge from the pavement on a viewing. We look closely and record what we see, with photographs that show you exactly where. We explain each finding in plain English, so you know what it means for the house you’re buying. We survey gutters and downpipes, chimney stacks and flat-roofed extensions and dormers, and common reasons people get in touch are slipped or missing slates and tiles and damp timbers or stains in the loft.
Bungalows, chalet bungalows and older cottages are common in smaller places like Bloxham, and many have been extended or had dormers added. Even on a low roof, dormers, valleys and flat-roofed additions need a careful look. The same goes for a purchase or a new roof around Bloxham. Snags and wear both tend to show at dormer lead work and along flat-roof edges.
If any part of the roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

What this survey cannot tell you
It is a careful look at the roof, not the whole story. Its limits include:
- A valuation or a promise of a lower price
- Anything beyond the roof, which a full home survey covers
- Asbestos testing of any kind
Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you before booking. What a survey covers and does not.

What a survey costs
We confirm the exact price before booking. This is what makes a difference:
- Commercial roofs and larger buildings
- Height and safe access
- How big the roof is
- The number of roofs, including extensions and garages
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.
What we need to know
The more you tell us, the easier it is to price the survey. When you contact us, it’s useful to mention:
- Where the property is, with the postcode
- What’s prompted the survey
- Anything about access we should know
- Where any leaks, stains or damp patches show inside
Pre-purchase roof survey starts from £150, including VAT. The exact figure depends on the roof and the package, and you can ring 07833 053749 or drop us an email to find out.
What we do, step by step
The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. Being in a smaller place like Bloxham does not change how the visit works: we look from the ground, from windows, from the loft and from the roof where it is safe. It helps to show us anything you’ve already noticed.
- After your offer is agreed, you book and share your timetable.
- We arrange access with you, the agent or the seller, including the loft.
- The visit begins outside, from ground level and any safe vantage points.
- Inside, we check the roof space and look at the roof from windows.
- The report is emailed with photos and recommendations, ready to use before exchange.
Before we arrive
- Make a note of anything you’d like us to look at
- Show us where any leaks or stains appear
- If you’re buying, let the agent know when we’re coming
Booking a survey
If you are buying, it is useful to book soon after your offer is accepted, so there’s time to use the report before exchange. For any other survey, just ring 07833 053749 or send us an email when you’re ready.

Your questions about pre-purchase roof surveys in Bloxham
Do you cover Bloxham?
We do. The survey and report are the same in Bloxham as anywhere else, and visits run on weekdays and weekends.
How do I find out if my home in Bloxham is listed?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.
What insurance do you have?
Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.
How many surveys have you done?
Over 20 years and more than 5,000 surveys, across London and South East England.
At what stage of buying should I get the roof surveyed?
The sooner after your offer is accepted, the better. You need the report before you exchange, because after that the roof is yours to deal with.
Is this the same as a RICS Level 2 or Level 3 survey?
No. It’s a dedicated roof survey, and you get a written report with photos. It is not a RICS survey and does not cover the rest of the house.
Will you fly a drone over my roof?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
Before and after the survey
Getting the most from a pre-purchase roof survey starts before we arrive and carries on afterwards. Tips:
- Ask the seller about past roof repairs
- Pass the findings to your conveyancer
- Mention any deadline when you contact us
- For a flat, check who is responsible for the roof
Once the home is yours, the report becomes a maintenance list. Deal with the urgent items first, and use the photos as a record of how the roof looked when you bought. Premium comes with a follow-up after 12 months.
Check the roof from the garden and the street after a storm. Pieces of slate or tile in the garden mean something has moved. Small repairs done quickly stop bigger problems later.
Bloxham homes and their roofs
Older buildings in west Oxfordshire frequently have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. Historic houses such as Broughton Castle, about 1.7 miles north-west, show how far back building in the area around Bloxham goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.
For landlords with property near Banbury station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. If your house is among the older ones in the streets near Church of St Mary, a survey will show how the roof has been repaired before, which helps you judge what’s coming.
Bloxham is about 3 miles south of Banbury, in Oxfordshire. From houses to flats and shops in Bloxham, the roof can be surveyed. Across Oxfordshire, we cover Bloxham and the places around it. There’s also a page for Oxford.

For landlords and managing agents
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.
Letting agents often book on a landlord’s behalf. We agree a time with the tenant beforehand.
