Pre-purchase roof surveys for homes and businesses in North Newington

The roof is one of the most expensive parts of a home to repair, and one of the hardest for a buyer to see. A pre-purchase roof survey looks at it closely before you’re tied in. We look at the slates or tiles, the ridges and valleys, the flashings, the chimneys and the gutters, plus the loft where there is safe access. You get a written report with photos. If you’ve noticed sagging ridge lines or uneven roof slopes and standing water on a flat extension roof, we can find out what’s behind it, whatever the roof.

Being in a small place like North Newington makes no difference to the inspection itself: the journey, parking and access are simply agreed in advance. Mention any outbuildings, barns or garages with roofs you’d like looked at when booking. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on weekdays and at weekends.

After the visit, you get a photo-illustrated written report, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

Landlords, agents and block managers in North Newington

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client.

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait.

Leave it or get it looked at?

The lender’s valuation is done for the lender, not for you. It looks at whether the property is suitable security for the loan, not at the condition of each slate and flashing. A roof survey is carried out for the buyer. In a place like North Newington, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.

Prices quoted always include VAT, and the report is not charged as an extra. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What this survey cannot tell you

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • The condition of the rest of the house (that is a RICS home survey)
  • What’s under the slates, tiles or felt
  • A structural engineer’s report

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you before you book. What our survey covers.

Roof types and parts we check

  • Clay and concrete tiles
  • Gutters and downpipes
  • Natural slate
  • The roof space
  • Flat-roofed extensions and dormers
  • Chimney stacks
  • Lead flashings and valleys

How the survey works

The visit has one job: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It usually takes roughly 1–2 hours at a typical house, with time for the loft where it can be reached. Older rural homes like those around North Newington can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.

  1. You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
  2. We agree a visit, including weekends if that helps.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Standard and Premium surveys add the extra checks they include.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

How to prepare

  • Buyers: confirm access with the estate agent or seller
  • Keep pets in another room
  • Let us know where we can park nearby

Booking a survey

If you are buying, it is useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or send us an email when you are ready.

What we look for on each type of roof

Natural slate

Good slate is one of the longest-lasting roof coverings, but the nails holding it corrode long before that. When slates start to slip, corroded nails are frequently the reason.

Flat roofs

Repeated coatings on a flat roof can mask what’s underneath. We say when the covering would need opening up to know more.

Should I look at the roof myself first?

What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

North Newington questions

Is North Newington within the area you cover?

We do. Villages and rural addresses get the same survey as a town house.

Is my home in North Newington listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Will you need to get into the loft?

If it can be arranged, yes. From the loft space we can see staining, timbers and underlay. If access is not possible, we note it in the report.

Which days do you carry out surveys?

Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days as you book.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance.

What if it rains on the day?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions are not right, we will talk to you about another date.

How many surveys have you done?

We’ve completed more than 5,000 surveys, over more than 20 years.

Pre-purchase roof surveys around North Newington

Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest. About 1 mile south lies Broughton Castle, a reminder of how long the area around North Newington has been built on. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.
