Wroxton Pre-Purchase Roof Survey
Get a clear view of the roof at a property in Wroxton. We visit on weekdays and at weekends.
- Gutters that overflow or drip at the joints
- Damp timbers or stains in the loft
- Worn or lifted lead flashings
Pre-purchase roof surveys for homes and businesses in Wroxton
Tall, steep or hidden roofs are hard to judge from the street. The Premium Survey adds thermal imaging, plus a drone inspection where applicable, along with a same-day report. Where a flight is not possible, because of airspace rules or the weather, we tell you and look from the ground, windows and the loft instead. We survey natural slate, the roof space and flat-roofed extensions and dormers, and common reasons people get in touch are old water stains in the roof space and gaps where slates or tiles have come loose.
For a small place like Wroxton, the visit is planned like any other: the journey, parking and access are simply agreed in advance. If there are outbuildings with roofs you want checked, mention them when booking, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on weekdays and at weekends.
The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photo. You will see the good as well as the bad.

What happens if roof problems are left?
Sellers are not always aware of roof problems. Their answers on the property forms only cover what they know about. An independent look tells you how the roof is now, whatever anyone remembers. In a place like Wroxton, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.
All our prices include VAT. Pre-purchase roof survey starts from £150, including VAT. You will know the price for the job before you book.
Why us?

Can I check my roof myself?
Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry.
Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.
For landlords and managing agents
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.
We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Bigger roofs take more time, and they’re priced for the size.

What we’re asked to look at in Wroxton
Gutter problems frequently look minor from the street. Overflowing water soaks walls and can rot the timber behind. Hidden gutters behind parapets or in roof valleys can send water indoors. They’re part of what we check.
Signs worth acting on include:
- Sagging ridge lines or uneven roof slopes
- Chimney mortar that has eroded
- Bitumen or mortar used in place of proper repairs
- Gutters choked with leaves and moss
The streets around a church such as Church of All Saints are often among the oldest in a place, and if your home is one of the older ones nearby, older patch repairs can hide behind a tidy front slope, and the survey looks past them.
What to check before booking
- Will they check the loft as well as the outside?
- Which limits apply to the survey
- Is there a chance to talk the report through?
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
Your questions about pre-purchase roof surveys in Wroxton
Is Wroxton in the area you cover?
We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.
How do I find out if my home in Wroxton is listed?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
Do you carry professional indemnity insurance?
Every survey is covered by professional indemnity and public liability insurance, and details are available on request.
Can you survey a shared roof?
Yes. Shared roofs just need a little more planning. Tell us about it when you book and we’ll plan the survey around it.
Can you inspect my roof with a drone?
Where it is applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
Does someone need to be in?
Not necessarily. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.
Should I get a roof survey as well as a RICS home survey?
They do different things. A RICS home survey covers the whole building, and ours concentrates on the roof alone. Ours sits alongside a RICS survey rather than replacing it.
What we do, step by step
Every roof is different, but as a rough guide the survey takes roughly 1–2 hours for most houses, though large, tall or awkward roofs take more time. If you have questions on the day, just ask. Older roofs in small places like Wroxton can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.
- You choose a Basic, Standard or Premium Survey to suit the home you are buying.
- We agree a visit, including weekends if that helps.
- The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
- Standard and Premium surveys add the extra checks they include.
- You receive the report, with findings prioritised by urgency, so you can raise them with the seller.
Preparing for the visit
- If it isn’t your property yet, arrange access through the agent
- Agree roof access with the managing agent if it is shared
- Make sure we can get to the back of the property

Advice
Buying a home or a new roof in Wroxton
With Broughton Castle about 2.3 miles south, Wroxton sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.
