Chimney survey in Bloxham

If you’re buying a home with chimneys, it’s worth knowing their condition before you exchange. Cracked flaunching, failed flashings and worn pointing are common findings on older stacks. You get photographs and findings you can take back to the seller or agent. It complements a RICS home survey rather than replacing it. We survey shared and party-wall stacks, chimney pots and cowls and flaunching, and people most frequently book us about unused flues sealed without airflow and damp on a chimney breast inside.

Houses in smaller places like Bloxham can face open ground, where wind and driving rain hit the roof harder. That weather tells first on ridges, verges, chimneys and flashings. A proper look shows whether anything has started to loosen before it lets water in. Once one ridge tile or slate moves, wind gets under the next one too.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

The survey, step by step

The aim of the visit is simple: to see as much of the chimney stack as can safely be seen and record it clearly. Notes and photos go into the written report. The visit normally takes an hour or two for most homes, a little longer where there are several stacks. In a smaller place like Bloxham, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.

  1. First we talk through the stacks, their history and any problems.
  2. We look at every stack from wherever it can be seen safely.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. The report, with photographs and recommendations, is emailed to you.

Questions from Bloxham

I let a flat near Banbury station. Can you check the roof?

Yes, that’s a common request. We just need to know who will give access, and the report can go straight to you or your agent.

Is my home in Bloxham listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can you survey a chimney stack we share with next door?

Yes. Many houses share stacks with a neighbour. We survey what we can see safely, and note anything that seems to involve next door.

How long will you be at the property?

Time on site depends on the roof, but most surveys take roughly 1–2 hours on an ordinary house, and longer for a large or complex roof. The written report follows by email.

Should I worry about a leaning stack?

Have it checked rather than leaving it. Leaning often comes from mortar breaking down unevenly. We record its condition with photos, and a structural engineer can confirm whether it’s stable.

Can you give me structural calculations?

No. We note visible signs like sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.

What’s the best way to book?

Simply call 07833 053749 or drop us an email. We’ll ask a few questions, confirm the price and agree a date.

Leave it or get it looked at?

A loose pot or brick can fall from height. Finding them early means they can be dealt with before they come down by a suitable contractor. Tradespeople may need to travel further to a smaller place like Bloxham, so it’s useful to plan roof work rather than call someone out in a hurry. A survey gives you that notice.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.

What affects the cost of chimney surveys

The price reflects the time and kit the roof needs. That comes down to:

  • House, block, shop or office
  • Height and safe access
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The number of roofs, including extensions and garages

Chimney survey starts from £150, including VAT. The final price depends on the size and height of the roof, access and which survey you book.

Booking your survey

A few details help us recommend the right survey and price. When you contact us, let us know:

  • The address and postcode of the property
  • What made you get in touch
  • Pictures from the garden or a window, if you have them

Booking is simple: just call 07833 053749 or drop us an email, tell us about the property and we’ll point you to the right survey. We confirm the price before anything is booked.

Before and after the survey

A little preparation and a few simple habits help. Our tips:

  • File photos of the stacks with your home records
  • Have brackets on the chimney checked
  • Glance at the stacks from the street now and then
  • Book a sweep for flues that are in use

Where another specialist is needed, like a structural engineer or sweep, we explain why. That helps you brief them.

Watch for damp or staining on chimney breasts. Early signs are easier to trace.

Signs you need a chimney survey in Bloxham

Where a chimney meets the roof, lead flashings keep water out. With age they can lift, split or come away from the joints. Failed flashings are one of the most common causes of damp around chimneys. Lead is also a target for theft.

Signs worth acting on include:

  • Redundant stacks capped without ventilation
  • A chimney out of line
  • Staining on walls around the chimney
  • Flashings pulling away from the stack

Take a building like Bloxham Church of England Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Before you book any roof surveyor

  • How soon the report will arrive
  • How long they’ve been surveying roofs
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Which limits apply to the survey

What a roof survey includes

Chimney surveys in Bloxham: local notes

Historic houses such as Broughton Castle, about 1.7 miles north-west, show how far back building in the area around Bloxham goes. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

For landlords with property near Banbury station, a dated record of the roof is useful when planning maintenance across a let. If you run a business near Castle Quay Shopping Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies.
