Chimney surveys for homes and businesses in Bodicote

Our chimney survey covers the stack and the details that keep water out around it: the pots and cowls, the flaunching on top, the pointing, the brickwork and the flashings where it meets the roof. We also look for damp on chimney breasts and in the loft where there is safe access. The findings come in a written report with photos and recommendations. We survey single stacks on houses and groups of stacks on bigger buildings. We survey chimney breasts, brick chimney stacks and shared and party-wall stacks, and the problems we are asked to look at most are a stack that appears to lean and staining on walls around the chimney.

Around Bodicote, older cottages sit alongside bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. On older homes, chimney stacks, valleys and gutters are typically where the work is, and the fixings under the coverings matter too. The fixings under an older roof frequently fail before good slates or tiles do.

Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

The survey, step by step

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. Most surveys take about one to two hours at most homes, with bigger or more complicated roofs taking longer. A visit to a smaller place like Bodicote is no different on the day: we look from ground level, from windows, from the loft and from the roof where it’s safe. It helps to show us anything you’ve already noticed.

  1. You let us know whether any stacks are shared, unused or leaning.
  2. We check the roof around each stack, including the flashings.
  3. We check the flaunching and pots on every stack.
  4. Any lean, spalling or worn pointing is recorded.
  5. The report explains the condition and which work is most urgent.

Questions from Bodicote

Do you survey roofs for landlords with property near Banbury station?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

Is Bodicote within the area you cover?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Can you inspect my roof with a drone?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Do you look in the loft space?

Where it is relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.

What if it rains on the day?

A survey can usually go ahead in light rain, and it can even help show where water is getting in. Strong wind or a downpour can stop drone flights and make roof access unsafe, so if conditions aren’t right we will arrange another day with you.

What will the report tell me?

It works through the roof part by part, in writing and with photos, finishing with recommendations. Points are put by urgency where it matters.

Do you inspect the flue?

No. Our survey covers the outside of the stack and the roof around it. For the flue, you’ll need a sweep or, for gas, a Gas Safe registered engineer.

What affects the price in Bodicote

All our prices include VAT. What changes the price is:

  • The shape of the roof and its details
  • Whether you choose the Basic, Standard or Premium Survey
  • If the survey needs thermal imaging or a drone
  • The roof’s overall size

Prices quoted always include VAT, and the report is not charged as an extra. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

What to tell us when you contact us

A little information up front helps. It is useful to include:

  • Your postcode, so we can check access and travel

  • Your timetable, such as an exchange date

Our phone lines are open seven days a week, including Saturdays and Sundays. To book or ask a question, phone 07833 053749 or email us.

Chimney surveys around Bodicote

West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Broughton Castle, about 2.9 miles west, is one of the historic houses in the wider area around Bodicote. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.

For businesses in and around places such as Castle Quay Shopping Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. For site and facilities teams at buildings such as Longford Park Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you live near a park like People's Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls.

Different roofs, different checks

Rendered stacks

A rendered stack can mask problems in the bricks below. The survey checks for cracking, bulging and staining in the render.

Lead flashings

Mortar fillets are sometimes used where lead would normally be. They tend to crack, so we check them closely.

Why act early in Bodicote

A loose pot or brick can fall from height. Finding them early means they can be dealt with before they come down by a roofer. In an older home around Bodicote, water from a roof defect can get into timber and plaster, which is far harder to put right than the roof fault itself.

A Basic Survey starts from £150, with VAT included. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. You will know the price for the job before booking.

Tips from our surveys

A little preparation and a few simple habits help. Some pointers:

  • Check with the council before altering a stack in a conservation area or on a listed building
  • Remove aerials or dishes from the stack if they’re no longer needed
  • Ask for ventilated caps on redundant stacks
  • Leave close inspection to people with safe access

If the stack is shared, you can pass the report to your neighbour. It shows what we found and where from the viewpoints we used.

Check your stacks from the street or garden after a storm. With binoculars, you can often see cracked flaunching or lifted lead.

Checking the roof from ground level

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.
