Flat roof surveys in Bloxham

About our flat roof survey in Bloxham

We inspect a flat roof from wherever it can be seen safely: from the roof itself where that’s safe, from windows and nearby vantage points, and from inside where there’s access. We do not walk on fragile rooflights or fragile roof sheeting. Where any area cannot be viewed safely, we say so in the report, so the limits of the survey are clear. If you are worried about gaps at upstands and abutments and blocked or damaged outlets, we can find out what’s behind it.

In a smaller place like Bloxham, some flat roofs sit in the open, so wind catches loose edges and trims. Sun on a flat roof also ages felt and bitumen. The signs are splits, blisters and edges coming away, along with water that sits after rain. Standing water that lingers for days after rain is another sign worth watching for.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Prices for flat roof surveys in Bloxham

To price your survey, we look at:

  • Features like valleys, chimneys, dormers and parapets
  • Height and safe access
  • Commercial roofs and larger buildings
  • The roof’s overall size

Prices quoted always include VAT, and the written report is part of the package. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What to tell us when you contact us

Before you get in touch, it helps to have:

  • Where water is showing inside, if it is
  • The kind of building and roof involved
  • Your timetable, such as an exchange date
  • Access details, like a loft hatch or a shared roof

To book a survey, call 07833 053749 or email us with the address and what you’d like to know about the roof. You’ll know the price before anything is booked.

Honest limits

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Whether the deck or joists are strong enough
  • Fragile surfaces, which we do not walk on
  • Asbestos testing, which needs a specialist asbestos surveyor

If in doubt, phone 07833 053749 or email us and we’ll suggest the right survey before you book. What a survey covers and doesn’t.

Roofs we survey in Bloxham

  • Single-ply membranes
  • Mastic asphalt
  • Upstands and outlets
  • GRP fibreglass
  • Felt flat roofs
  • EPDM rubber

What we look for on each type of roof

Single-ply membranes

On single-ply roofs, the welds between sheets are the key detail. We check seams, corners and the joints around outlets and upstands.

Rooflights and upstands

We don’t walk on rooflights or fragile sheeting, and we treat older rooflights as fragile. We view them from safe positions and photograph what we see.

DIY checks: what’s safe

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry and it will help the survey.

What a flat roof survey looks like in Bloxham

Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. Broughton Castle, about 1.7 miles north-west, is one of the historic houses in the wider area around Bloxham. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

If you look after a shop, office or commercial unit, for instance near Castle Quay Shopping Centre, flat roofs over shops and units are easy to forget until water comes through a ceiling. For site and facilities teams at buildings such as Bloxham Church of England Primary School, schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks.

When to book a survey in Bloxham

Ponding keeps the covering wet and wears it faster. Blocked outlets, poor falls and a sagging deck are the usual causes. Where trees are close by, leaves and silt can block an outlet within a single autumn.

Most people get in touch after spotting one of these:

  • Outlets that hold water back
  • A sagging deck under the covering
  • Damaged trims at the roof edge
  • Blistering in felt or asphalt

If you own a rental within reach of Banbury station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

  • Whether the inside of the roof is included
  • Whether you can ask questions once you have the report
  • How long the report takes to arrive

What a good roof survey covers

Your questions about flat roof surveys in Bloxham

Is Bloxham in the area you cover?

Yes, Bloxham is one of the places we work. The survey and report are the same in Bloxham as anywhere else.

Is Bloxham within the area you cover?

Yes, we do. Our area covers London and South East England, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.

What does ponding on a flat roof mean?

Water that lies on a flat roof for days is a sign that something needs attention. The cause may be the outlets, the falls or the deck. We check each of these and record what we find.

How experienced are you?

Over 5,000 surveys so far, over more than 20 years.

Can you inspect my roof with a drone?

Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules. We hold a CAA Flyer ID and Operator ID.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

How much is a survey?

Flat roof survey starts from £150, including VAT. The final figure depends on the roof and the package you choose, and it is agreed before booking.

How it works

The visit usually starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. All told, expect an hour or two at most homes, and about three to four hours for a commercial roof. Being in a smaller place like Bloxham doesn’t change how the visit works: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We check the roof from ground level, windows and the roof where it is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photos and recommendations, comes to you by email.

Preparing for the visit

  • Note where any stains or damp appear
  • Have keys ready for side gates, garages or roof access doors
  • Make sure pets are kept safely away
