Flat roof surveys for homes and businesses in Milton

Ponding is frequently the first sign that something on a flat roof is not right. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. If the deck itself looks like a structural concern, we will recommend a structural engineer. We survey felt flat roofs, GRP fibreglass and mastic asphalt, and people most frequently book us about blocked or damaged outlets and upstands pulling away from walls.

Flat roofs on exposed homes in small places like Milton take more wind and rain, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, typically show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are usually the first part of a flat roof to go.

What you get is a clear record of the flat roof on the day we saw it. That makes it useful now and a handy reference later, such as when you want to compare after future work.

What a flat roof survey does not cover

Before you book, it’s worth knowing what a survey won’t do:

  • Testing older roof sheets for asbestos
  • Areas we can’t see or reach safely, including fragile rooflights and sheeting
  • A fixed date for when the roof will need replacing

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you before booking. What a survey covers and does not.

Roof types and parts we check

  • Mastic asphalt
  • Upstands and outlets
  • Felt flat roofs
  • EPDM rubber
  • Single-ply membranes
  • GRP fibreglass

What you can safely check yourself

What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Landlord and commercial surveys in Milton

We also survey roofs for businesses and commercial landlords. Larger roofs take longer, and they’re priced for the size.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait.

Why act early in Milton

A leak over an office, shop or unit can affect the people and stock underneath. Surveying the roof in good time means work can be planned and budgeted around the business. Around Milton, older homes often have old roof timbers, where water from a failed roof can cause rot if it’s left.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.

What we look for on each type of roof

Rooflights and upstands

We do not walk on rooflights or fragile sheeting, and we treat older rooflights as fragile. They’re inspected from safe positions and recorded with photographs.

Mastic asphalt

Mastic asphalt is a heavy, seamless covering frequently found on older blocks, balconies and commercial roofs. The survey checks for crazing, cracking, blistering and splits where the asphalt turns up the walls.

Milton questions

Do you carry out roof surveys in Milton?

We do. Every survey there gets the same written report with photos.

Is my home in Milton listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you go up onto the roof?

We inspect from wherever is safe: the roof itself where that’s safe, plus windows, vantage points and the rooms below. Fragile rooflights and fragile sheets are never walked on.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning. Let us know about it when you book and we will explain what’s needed.

Will I get photos?

Yes. The report includes photos of what we found, so you can see exactly what each finding refers to.

Do you check flat roofs for asbestos?

Our survey does not include asbestos testing. Buildings built or refurbished before 2000 may contain asbestos, for instance in cement roof sheets. We note anything that could contain it, and a specialist asbestos surveyor should check it before it is disturbed.

What’s the best way to book?

To book, call 07833 053749 or use the contact form with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.

How it works

Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take about one to two hours on an ordinary house, with bigger or more complicated roofs taking longer. In a hamlet or village like Milton, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Inside, we look for damp and staining under the roof where there’s access.
  5. The findings are written up with photos and recommendations and emailed to you.

Getting ready for the survey

  • If you are buying, let the agent know when we’re coming
  • For a flat or shared roof, check access with the building owner or managing agent
  • Let us know about any leaks, stains or damp patches you know of

Flat roof surveys in Milton: local notes

Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. The wider area around Milton has a long history of building, with Broughton Castle about 2.9 miles north-west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

For businesses in and around places such as Castle Quay Shopping Centre, outlets and upstands on commercial flat roofs are the places to check before trouble starts. If you let a flat or house near Kings Sutton station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. If your home is one of the older ones in the streets near Church of St John the Evangelist, flat-roofed rear additions and dormers added over the years are worth checking.
