About our flat roof survey in Broughton

A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. The findings go into a written report with photos, setting out the defects and what we’d recommend. We survey EPDM rubber, GRP fibreglass and felt flat roofs, and common reasons people get in touch are raised blisters across the surface and leaks around rooflights.

In a small place like Broughton, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are usually the first part of a flat roof to go.

The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Honest limits

In fairness, a roof survey has limits:

  • A fixed date for when the roof will need replacing
  • Fragile surfaces, which we do not walk on
  • A structural engineer’s assessment of the deck

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you before booking. What a survey covers and does not.

Roof types and parts we check

  • Upstands and outlets
  • Single-ply membranes
  • GRP fibreglass
  • EPDM rubber
  • Felt flat roofs
  • Mastic asphalt

What we look for on each type of roof

Single-ply membranes

On single-ply roofs, the welds between sheets are the key detail. Seams, corners and the details around outlets and upstands get a close look.

EPDM rubber

An EPDM rubber roof is usually one large sheet, bonded to the deck. We check the laps, the edges, the corners and any punctures.

How the survey works

The aim of the visit is simple: to look at the flat roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It typically takes about one to two hours at a typical home, with bigger or more complicated roofs taking longer. In a hamlet or village like Broughton, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Where there is safe access, we look at the ceilings and spaces below for signs of water.
  5. The findings are written up with photos and recommendations and emailed to you.

Preparing for the visit

  • Tell us where we can park nearby
  • Have keys ready for side gates, garages or roof access doors
  • Have any questions written down, so nothing gets missed

Advice

Surveys for landlords and agents in Broughton

Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

If the property is let, the agent or a tenant can let us in. Surveys run on any day of the week, which can make access easier.

Tips that help

From years of surveys, a few habits stand out:

  • Never stand on rooflights or fragile sheeting
  • Check that new brackets or units haven’t damaged the covering
  • Check from a window for ponding after heavy rain
  • Book a survey every few years

If you are buying, the report gives you something specific to take back to the seller or agent. It can support a request for work before completion or a conversation about price, depending on what we found.

Have the roof surveyed every few years, and after any work that goes through it. You’ll spot changes early and have a record to look back on.

Checking the roof from ground level

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when you book.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Broughton questions

Do you cover smaller places like Broughton?

Yes. Broughton is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Just mention lanes, gates or anything else about the route as you book.

Do you carry out roof surveys in Broughton?

Yes, Broughton is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Do you take photos of the roof?

Yes, every report has them. Each finding is shown in a picture where possible, which makes the report easy to follow.

How do you inspect a flat roof?

Only where it’s safe to do so. Otherwise we use windows, vantage points and the spaces below, and the report says if any part couldn’t be seen. Fragile surfaces are never walked on.

Do I need to be at home?

Someone needs to let us in if we are looking inside or in the loft. We’ll talk about access when booking.

What’s in the survey report?

It explains what we saw, what it means and what we’d suggest, with photos throughout. Anything we couldn’t see safely is noted too, so you know exactly what was covered.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning. Tell us about it when booking and we’ll plan the survey around it.

Flat roofs in Broughton

Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. Broughton Castle, about 0.3 miles south-west, is one of the historic houses in the wider area around Broughton. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof.

The streets around a church such as Church of St Mary the Virgin are frequently among the oldest in a place, and if your house is among the older ones nearby, flat-roofed rear additions and dormers added over the years are worth checking. If you own a rental within reach of Banbury station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. For site and facilities teams at buildings such as Bishop Carpenter Church of England Aided Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.
