How a landlord roof survey works in Milton
Access needs arranging before a survey of a let or shared building. We may need to get into the loft space and some or all of the flats, so tenants or leaseholders need notice. You or your agent arrange access and we’ll say what we need when booking. Any part we couldn’t reach is noted in the report. If you’ve noticed gaps where tiles or slates have slipped and choked outlets and gutters, we can find out what’s behind it, on converted houses, shared roofs and gutters and downpipes alike.
Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.
It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

Milton questions
Do you survey roofs for landlords with property near Kings Sutton station?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or use the contact form with the address and what you need, and we’ll talk through which survey suits.
Does a conservation area affect roof work in Milton?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
Do you carry professional indemnity insurance?
We hold professional indemnity and public liability insurance, for every survey we carry out.
Will you walk on the roof?
Only where it’s safe to do so. We check everything that can be seen safely: from ground level, from windows, from inside the roof space, from the roof where it’s safe and by drone where applicable. The report says if anything couldn’t be seen.
Is this an asbestos survey?
No. Asbestos surveys and sampling aren’t something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.
Do you use drones?
Yes, where it applies and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
Will you check the loft?
Where it is relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch.
How we price landlord roof surveys
All our prices include VAT. What changes the price is:
- Which survey package you book
- How big the roof is
- The height of the building and how the roof can be seen safely
- The use of thermal imaging or a drone
Landlord roof survey starts from £150, including VAT. The final price depends on how big and how high the roof is, access and the package you choose.
What we need to know
The more you tell us, the easier it is to price the survey. When you contact us, tell us:
- Dates you are working to, such as exchange
- Why you want a survey: buying, a leak, a storm or new work
- Pictures from the garden or a window, if you have them
- Where any leaks, stains or damp patches show inside
If you have photos of the roof, send them over. Pictures from ground level or a window are fine. To send them or to book, call 07833 053749 or send us an email.
Should I look at the roof myself first?
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when you book, as it helps us focus the survey.
What happens if roof problems are left?
A contractor’s quote tells you what they propose to do. A survey gives you an independent view of the roof before you commission work so you know what you are asking contractors to price. Older and listed buildings around Milton may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.
To find out what your survey will cost, phone 07833 053749 or drop us an email with the address and a few details. The price is agreed before a date is set.

How it works
Safety comes first on every visit. Everything that can be seen safely is inspected, and anything we can’t see is noted in the report. Most visits take roughly 1–2 hours for a single let house, with blocks of flats taking longer. Rural addresses near Milton can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.
- We agree the roofs to be surveyed and what you need the report for.
- You arrange access to the loft and any flats we need.
- We inspect each roof as far as it can safely be seen.
- We photograph defects and note how urgent they look.
- You get a written report to plan maintenance and budgets.
Getting ready for the survey
- Keep pets in another room
- Clear the way to the loft hatch
- Show us where any leaks or stains appear

Advice
Landlord roof surveys in Milton: local notes
Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the covering helps explain which parts of a roof are likely to need work first. About 2.9 miles north-west lies Broughton Castle, a reminder of how long the area around Milton has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.
Take a building like The Warriner School: a written record of a large roof helps plan work for the holidays rather than in term time. If you look after a shop, office or commercial unit, for instance near Castle Quay Shopping Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies. For an older house near a landmark such as Church of St John the Evangelist, its chimney, valleys and lead work are likely to be the parts that need attention first.

What we look for on each type of roof
Roof spaces and lofts
Older roofs may have bitumen felt underlay or none at all. The report records the underlay where it’s visible.
Shared chimney stacks
Chimney stacks are frequently shared between houses or flats. Pots, flaunching, pointing and flashings are looked at from safe vantage points.
Rented homes, blocks and businesses
Letting agents and landlords in Milton book surveys as well as householders. The report gives you a dated record of the let or shared roof, with photographs, useful for planning maintenance.
Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait.
