How a gutter survey works in Milton
Leaves, moss and silt are the usual reasons gutters block. Homes close to trees fill their gutters faster and moss from the roof slopes makes it worse. We note where gutters are clogged or holding water and where outlets or hoppers are choked and whether any overflows are doing their job. The photographs show you exactly what we found. Blocked gutters are easy to put off, but they rarely get better. Typical surveys look at water backing up from a hidden gutter and leaking or loose downpipes, across valley gutters, fascias and soffits and parapet and box gutters.
In a small place like Milton, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.
We keep jargon out of it: where something needs attention, it says so plainly, along with how urgent it is.

Milton questions
Does a conservation area affect roof work in Milton?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Do you survey roofs for landlords with property near Kings Sutton station?
Yes, rented property is part of what we cover. You can phone 07833 053749 or use the contact form with the address and a few details.
Is a CCTV drain survey included?
No, we do not carry out CCTV drain surveys. The survey covers gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.
Do you survey at weekends?
Yes, weekend visits are possible as well as weekdays. To book, call 07833 053749 or email us.
Does this replace a RICS home survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.
Will you check the loft?
If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.
Do you take photos of the roof?
Yes. Photos are taken throughout the survey, and they go into the written report.

What affects the cost of gutter surveys
What a survey costs depends on the time and equipment it needs. That comes down to:
- Whether you choose the Basic, Standard or Premium Survey
- How complicated the roof is, with its valleys, chimneys and parapets
- Whether thermal imaging or a drone is needed
- Roof area
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.
What we need to know
To price your survey accurately, we will ask about:
- What made you get in touch
- Where water is showing inside, if it is
- Pictures from the garden or a window, if you have them
- Where the property is, with the postcode
When you are ready to go ahead, call 07833 053749 or send us an email. From there it’s a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.
How the survey works
After the inspection, everything we found is written up as a written report with photos. As for time on site, it normally takes about 1–2 hours at most homes, and more on a big or complicated roof. Cottages and farmhouses around Milton frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- We start with what you’ve noticed, such as damp or overflowing gutters.
- The eaves gutters, downpipes and fascias are checked from ground level and windows.
- We look at hidden gutters as far as safe access allows.
- Where it is safe, we check the loft for signs of water.
- A report with photographs and recommendations follows.
How to prepare
- Show us where any leaks or stains appear
- Agree roof access with the managing agent if it’s shared
- Leave side gates unlocked
Book a survey
Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can ring 07833 053749 or drop us an email to find out.
Related advice
Should I look at the roof myself first?
The one thing to avoid is getting up close. Roofs are fragile and slippery. That’s where a survey comes in, using safe viewpoints and a drone where applicable.
Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry.
Practical tips
You do not need to be a roofer to help. What helps most:
- Have overhanging branches cut back
- Look for downpipes coming loose
- Include valley, parapet and box gutters when clearing
- Check the loft with care after heavy rain
You receive a report with photographs and clear written recommendations. Share it with a contractor of your choice so they know what needs doing.
Have your gutters cleared at least once a year, and more frequently if trees overhang the roof. Late autumn, after the leaves have fallen, is a sensible time. Clean gutters can do their job.
Local roofs in Milton
Older buildings in west Oxfordshire frequently have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first. About 2.9 miles north-west lies Broughton Castle, a reminder of how long the area around Milton has been built on. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.
For an older house near a landmark such as Church of St John the Evangelist, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you let a flat or house near Kings Sutton station, a dated record of the roof is useful when planning maintenance across a let. If you look after a shop, office or commercial unit, for example near Castle Quay Shopping Centre, a dated report on the roof is useful for planning and for any lease discussions.

Near you in Milton
Typical jobs here are in homes near The Marlstone Tavern. The nearest railway station is Kings Sutton station, about 2.8 miles east. A little further out are Deddington Castle (2.4 miles south-east) and Horton General Hospital (3 miles north). For a walk, there is Crouch Hill.
Why get it checked now?
Water spilling from a gutter runs down and soaks the wall below. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Finding the cause now normally keeps the fix smaller. Around Milton, older homes often have old roof timbers, and water through a failed covering can rot timber if it’s left.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

How the survey changes by roof type
Aluminium and other metal gutters
Long metal gutter runs on larger buildings can hide blocked outlets, so we check the outlets carefully.
Box and secret gutters
Hidden gutters are a common source of leaks inside. We check the outlets, linings and overflows where safe.
