Gutter survey in Grimsbury: what you get
Damp patches on inside walls, stains below a valley or water running down the brickwork can often be traced to the gutters. We check whether gutters, outlets or downpipes are the likely source, from whatever is safely visible. Where the cause looks more like the roof covering or a flashing, the report says so. The next step is suggested too. If you’re worried about leaves and moss blocking gutters and rotten fascias or stained soffits, we can find out what’s behind it.
Houses in smaller places like Grimsbury can face open ground, where wind and driving rain hit the roof harder. That weather tells first on ridges, verges, chimneys and flashings. Checking those edges shows whether anything has begun to work loose. A loose ridge tile or slate gives the wind something to catch, and others soon follow.
What you get is a clear record of the gutter on the day we saw it. It is useful right away, and a good reference for later.

What this survey can’t tell you
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Pipes below ground level
- The inside of a downpipe along its whole length
- Confirming asbestos in older rainwater goods
Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you before booking. What a survey covers and does not.
Roof types and parts we check
- Outlets and hoppers
- Fascias and soffits
- Downpipes
- Eaves gutters
- Valley gutters
- Parapet and box gutters
The survey, step by step
We’ll ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes an hour or two for a house, and about three to four hours for a commercial roof. With a bit of garden around a house, as there often is around Grimsbury, the roof can be viewed from several angles. Mention any side of the property we cannot get to. The loft, where there’s safe access, completes the picture.
- We ask about overflows, damp or leaks you’ve noticed.
- We look along the gutters, downpipes and fascias from the ground and from windows.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- Where the loft can be reached safely, we check it for staining or damp.
- The findings are written up with photographs and recommendations.
How to prepare
- Note where any stains or damp appear
- If the roof is shared, arrange access with whoever manages the building
- If it is not your property yet, arrange access through the agent

Grimsbury questions
Can a landlord with a rental near Banbury station book a roof survey?
Yes, landlords and agents are among the people we work for. Just call 07833 053749 or send us an email with the details.
Will you come out to Grimsbury?
We do. Villages and rural addresses get the same survey as a town house.
Will you check the drains below ground?
No. We look at above-ground rainwater only, from the gutters to the bottom of the downpipes. If a drain below ground looks like the cause, the report says so.
Will I get photos?
Yes, plenty. Pictures sit next to the findings they show.
Could my damp wall be caused by the gutters?
The survey looks at whether rainwater is spilling onto the wall from overflows, leaking joints or loose downpipes. We can’t see inside the wall itself, so the report covers what can be seen.
Are you structural engineers?
No. We note visible signs like sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.
What happens after the survey?
The report comes by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

What a gutter survey looks like in Grimsbury
The wider area around Grimsbury has a long history of building, with Broughton Castle about 3.4 miles south-west. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Older buildings in west Oxfordshire frequently have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first.
For site and facilities teams at buildings like St Leonard's Church of England Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. If you let a flat or house near Banbury station, a roof report helps you deal with small faults before they turn into a call from a tenant. If you live near a park such as People's Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.

Why act early in Grimsbury
A dripping joint or sagging bracket won’t get better on its own. Each heavy rain puts more water where it shouldn’t be, on walls, timber and sometimes inside. Getting it surveyed now shows what needs attention first. Blocked gutters on homes around Grimsbury overflow and soak walls. It is easy to sort the cause early and slow to dry a damp wall.
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
