How a landlord roof survey works in Neithrop

Access needs arranging before a survey of a let or shared building. The roof space and certain flats may need to be opened up for us, so tenants or leaseholders need notice. You or your agent arrange access and we will say what we need when booking. Where we can’t get into part of the building, the report says so. We’re frequently asked to look into blocked gutters over flats and failed flashings at walls and chimneys, across blocks of flats, converted houses and flat roofs on blocks.

Houses in smaller places like Neithrop can face open ground, where wind and driving rain hit the roof harder. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A careful look shows whether anything has started to loosen. Once one ridge tile or slate moves, wind gets under the next one too.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

What affects the cost of landlord roof surveys

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • House, block, shop or office
  • The number of roofs, including extensions and garages
  • Which survey package you book
  • Roof area

The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 inc. VAT. We can help you choose the package that fits what you want to find out.

What to let us know when you get in touch

What helps most when you contact us:

  • Where water is showing inside, if it is
  • Any photos you have, taken from the ground or a window
  • The type of building and roof, such as pitched or flat
  • The reason for the survey, like buying, a leak or storm damage

For a price for landlord roof surveys in Neithrop, phone 07833 053749 or email us. A few details about the property and the roof help us give you an accurate price.

The survey, step by step

The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect an hour or two for a house, and longer for a block or a building with several roofs. Parking around Neithrop is usually easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside.

  1. We agree which roofs and which parts of the building are included.
  2. You or your agent arrange access to the roof space and any flats we need to enter.
  3. We inspect each roof from safe vantage points, the roof space and the roof itself where safe.
  4. Defects are photographed and their urgency noted.
  5. The report sets out condition and recommendations to help you plan.

How to prepare

  • Dig out any old roof reports or invoices
  • Have keys ready for side gates, garages or roof access doors
  • Mention any parking restrictions on your street

Neithrop: your questions answered

Do you cover smaller places like Neithrop?

Yes, Neithrop is covered. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Does a conservation area affect roof work in Neithrop?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Is this an asbestos survey?

No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.

What if it rains on the day?

Light rain is typically fine; heavy rain and wind are different. In high wind or heavy rain, a drone cannot fly and access may not be safe, and we’d agree another day.

Do I have to be there for the survey?

That depends on the survey. Inside the building and in the loft, we need someone to let us in; we’ll agree the details when booking.

What insurance do you have?

We hold professional indemnity and public liability insurance.

How much time does the visit need?

It normally takes an hour or two for a single let house, with blocks of flats taking longer. You will know roughly how long when we arrange it.

Tips that help

Nothing here needs a ladder. Our suggestions:

  • Tell tenants when we’re coming
  • File each roof report for future reference
  • Deal with urgent items first
  • Keep the loft hatch clear and reachable

You receive a written report with photographs and recommendations, prioritised by urgency where relevant. We send it by email so you can share it with owners, agents or contractors.

Get gutters and roof outlets cleared at least once a year and include any valley or parapet gutters. Blocked gutters are a common cause of leaks into top-floor flats.

Landlord and commercial surveys in Neithrop

Freeholders and residents’ companies use a roof report to plan and budget.

Where a roof is shared: we need access agreed with the freeholder or managing agent. Tell us about it as you book and we’ll plan the survey around it.

Landlord roof surveys in Neithrop: local notes

Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. About 1.8 miles south-west lies Broughton Castle, a reminder of how long the area around Neithrop has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.

If you let a flat or house near Banbury station, a roof report helps you deal with small faults before they turn into a call from a tenant. If you live in an older home near St Paul's Church Centre, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you live near a park like People's Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls.

DIY checks: what’s safe

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

What happens if roof problems are left?

An independent report helps when owners need to agree on roof work. Without a survey, it is one opinion against another. Around Neithrop, leaves and moss in gutters lead to overflowing water and damp walls. Dealing with the cause is simple; drying out a wall is not.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.
