How a landlord roof survey works in Charlbury

The lease usually decides who is responsible for the roof and who pays. We do not give legal advice on leases, but our report gives everyone an independent record of condition. That can help when owners, freeholders and agents need to agree what happens next. You get photos and written recommendations, prioritised by urgency where relevant. We survey blocks of flats, rented houses and gutters and downpipes, and people most frequently book us about choked outlets and gutters and damaged party-wall upstands or parapets.

Houses in smaller places like Charlbury can face open ground, where wind and driving rain hit the roof harder. That weather tells first on ridges, verges, chimneys and flashings. A proper look shows whether anything has started to loosen before it lets water in. Once one ridge tile or slate moves, wind gets under the next one too.

Every survey ends with a written report, with photos, sent by email. It explains the condition of the let or shared roof, the defects we found and what we recommend.

What a landlord roof survey looks like in Charlbury

An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there. Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Landlords with a home close to Charlbury station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you live in an older home near St Mary's Church, its chimney, valleys and lead work are likely to be the parts that need attention first. If you look after a building such as Charlbury Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

Honest limits

It is useful to know what a survey won’t do before you book:

  • The rest of the building, as a RICS Level 2 or 3 survey would
  • Areas behind locked flats or blocked hatches
  • The structure in the way a structural engineer would assess it

If in doubt, ring 07833 053749 or drop us an email and we will recommend the right survey. The full list of what we check.

Roof types and parts we check

  • Shared roofs
  • Blocks of flats
  • Gutters and downpipes
  • Rented houses
  • Converted houses
  • Flat roofs on blocks

Can I check my roof myself?

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book and it will help the survey.

What we look for on each type of roof

Party-wall upstands and parapets

Parapet walls often hide gutters behind them. They’re checked where safe access allows.

Gutters and downpipes

Gutters are a common source of leaks on blocks. We check gutters, outlets and downpipes as far as can safely be seen.

What happens on the day

You do not need to do much on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll get on with the inspection. A typical survey takes about one to two hours at a typical home, rising to roughly 3–4 hours on a commercial building. A visit to a smaller place like Charlbury is no different on the day: we look from ground level, from windows, from the loft and from the roof where it’s safe. It’s useful to show us anything you’ve already noticed.

  1. We start with what you know about the building and its history.
  2. We confirm the access we’ll need.
  3. The roofs are inspected from ground level, vantage points, the roof space and the roof where safe.
  4. The report records areas we couldn’t access.
  5. Findings and recommendations are set out with photos.

Getting ready for the survey

  • Let us know about parking near the property
  • If the roof is shared, arrange access with whoever manages the building
  • Jot down any questions you want answered

Your questions about landlord roof surveys in Charlbury

Is Charlbury within the area you cover?

Yes, smaller places are covered as well as towns. We work right across London and South East England. Just mention lanes, gates or anything else about the route when booking.

Does a conservation area affect roof work in Charlbury?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Can your report tell us who pays for the roof work?

No. The lease normally decides who is responsible and we don’t give legal advice. What we provide is a clear record of the roof’s condition that everyone can refer to.

Do you test for asbestos?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

How many surveys have you done?

Over 5,000 surveys so far, over more than 20 years.

What does a block roof survey cost?

Our price is from £150, including VAT. The building’s size, roofs and access all affect the price. To get a price, phone 07833 053749 or use the contact form.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. Roofs over flats are often shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we are allowed to reach.

What happens if roof problems are left?

An independent report helps when owners need to agree on roof work. Without a survey, it’s one opinion against another. Blocked gutters on homes around Charlbury overflow and soak walls. It’s easy to sort the cause early and slow to dry a damp wall.

All our prices include VAT. Prices start from £150, including VAT. We confirm the price for the job before booking.
