Landlord roof survey in Spelsbury

A landlord roof survey shows you the state of a roof in a report you can plan around. Landlords, letting agents, managing agents and freeholders all use it, as well as residents’ and RTM management companies. You get a written report with photos and recommendations set out by urgency where relevant. The survey covers the roof, not the whole building. We survey shared roofs, rented houses and gutters and downpipes, and the problems we are asked to look at most are gutters overflowing onto walls and damaged party-wall upstands or parapets.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

Nothing in the report is left vague: if work is needed, the report says so clearly.

What we can’t see

Every survey has limits, and we’d rather be clear about that before you book. Keep these in mind:

  • A full building survey of every part of the property
  • Asbestos testing of roof sheets or soffits
  • Parts of the roof we cannot safely see or access

If you are not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer before you book. What our survey covers.

What a survey costs

Several things affect the price of a survey:

  • Features like valleys, chimneys, dormers and parapets
  • The use of thermal imaging or a drone
  • Basic, Standard or Premium
  • The size of the roof

Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. We confirm the price for the job before booking.

Helping us price your survey

Getting the details right at the start saves time. Please include:

  • What kind of property and roof it is
  • Photos of the roof, taken safely from the ground or a window
  • Access details, such as a loft hatch or a shared roof
  • Where water is showing inside, if it is

We confirm the price for your survey before you book, so you know the cost up front. Landlord roof survey starts from £150, including VAT. To book, ring 07833 053749 or drop us an email.

Can I check my roof myself?

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

How the survey works

On the day, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where applicable. The survey normally takes about one to two hours for a house, and longer for a block or a building with several roofs. Somewhere like Spelsbury needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. We start with what you know about the building and its history.
  2. We let you know which flats and hatches we need to reach.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. We note what couldn’t be seen as well as what could.
  5. You receive photos and recommendations, prioritised where relevant.

Surveys for landlords and agents in Spelsbury

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photographs included.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.

What we look for on each type of roof

Party-wall upstands and parapets

A parapet can hide a gutter that’s hard to see. We inspect them as far as it is safe to see.

Gutters and downpipes

Gutters are a common source of leaks on blocks. We check gutters, outlets and downpipes as far as can safely be seen.

Local roofs in Spelsbury

West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.

Landlords with a home close to Charlbury station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. The streets around a church like Church of All Saints are often among the oldest in a place, and if your home is one of the older ones nearby, its chimney, valleys and lead work are likely to be the parts that need attention first. For site and facilities teams at buildings such as Chadlington Church of England Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Common questions in Spelsbury

Does a conservation area affect roof work in Spelsbury?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Will you come out to Spelsbury?

Yes, we do. Our area covers London and the South East, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys.

How much time does the visit need?

For a single house, expect about 1–2 hours on site and larger buildings take longer.

How do I book a survey in Spelsbury?

Simply call 07833 053749 or use the contact form with the address. After a few questions, we confirm the price and fix a day.

Will you check the loft?

If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.
