  • Whether it’s a home or a commercial building
  • Any need for thermal images or a drone flight
  • Which survey package you book
  • The shape of the roof and its details

To find out what your survey will cost, call 07833 053749 or email us and let us know about the roof. The price is agreed before a date is set.

What to tell us when you contact us

Here’s what helps us most when you get in touch:

Landlord roof surveys for homes and businesses in Finstock

A roof condition report helps you plan maintenance and set budgets. You can see what’s urgent and what can wait based on what can be seen. It does not give repair costs but contractors can price from it. Anything urgent is made clear, so you can deal with it first and budget for the rest. If you’re worried about leaks into upper flats and parapets and upstands in poor repair, a survey will tell you what’s going on.

Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

What happens on the day

We work from the outside in: outside views come first, then the loft space if there’s safe access. All told, expect between one and two hours for most houses, and more on a big or complicated roof. In a hamlet or village like Finstock, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. Access to flats and the roof space is arranged by you or your agent.
  3. We inspect each roof as far as it can be seen safely.
  4. Every defect is photographed and its urgency noted where relevant.
  5. You get a written report to plan maintenance and budgets.

Before we arrive

  • Note where any stains or damp appear
  • Find any records of previous roof work
  • Have keys ready for side gates, garages or roof access doors

Roofs, chimneys and gutters in Finstock

Minster Lovell Hall, about 3.8 miles south-west, is one of the historic houses in the wider area around Finstock. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Landlords with a home close to Finstock station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. If your house is among the older ones in the streets near Church of the Holy Trinity, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Tips from our surveys

These tips come from what we see on roofs every week:

  • Give tenants a simple way to report leaks
  • Deal with urgent items first
  • Do not store items over the loft hatch
  • Give residents notice before a survey

You receive a photo-illustrated written report and recommendations, prioritised by urgency where relevant. It is emailed to you ready to pass on to whoever needs it.

Make sure the loft hatch can be reached and opened so a surveyor can look inside the roof. Stored items over the hatch make checks harder.

What we look for on each type of roof

Gutters and downpipes

Overflowing gutters soak walls and can lead to damp in flats. Any problems are photographed.

Pitched roofs on houses and blocks

The edges and top of a pitched roof are exposed and get close attention.

What happens if roof problems are left?

Quotes from contractors set out the work they want to carry out. A survey gives you an independent view of the roof before you commission work so you know what you’re asking contractors to price. In a place like Finstock, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Prices quoted always include VAT, and the report isn’t charged as an extra. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What you get with us

Common roof problems in Finstock

Agents and freeholders have budgets to set. Planning is difficult without knowing the roof’s condition and how soon.

A survey can pick up problems such as:

  • Mortar falling from ridges and verges
  • Parapets and upstands in poor repair
  • Gaps where tiles or slates have slipped
  • Cracked or lifting flashings

If you look after a building such as Finstock Church of England Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

Before booking anyone

  • Will they check the loft as well as the outside?
  • Will the report include photos?
  • Their report turnaround times
  • Whether they hold professional indemnity and public liability insurance
