Useful tips for Delly End property owners

A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:

  • Make leak reporting easy for tenants
  • Ask your managing agent about lease terms
  • Keep the loft hatch clear and reachable
  • Don’t wait for a leak to survey the roof

Many clients use the report as the basis for a maintenance plan. You can start with the urgent items and plan the rest over time.

Have the roof looked at regularly, not just when it leaks. A survey every few years suits many let and shared buildings, alongside yearly gutter clearing.

Landlord roof survey in Delly End

Access needs arranging before a survey of a let or shared building. The roof space and certain flats may need to be opened up for us, so tenants or leaseholders need notice. Your agent or you arrange access, and we confirm what we need when booking. Where we cannot get into part of the building, the report says so. We survey gutters and downpipes, converted houses and blocks of flats, and the problems we’re asked to look at most are chimney stacks in poor repair and leaking joints at party walls.

Some older homes in villages like Delly End are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that is said too.

Roofs, chimneys and gutters in Delly End

Minster Lovell Hall, about 2.2 miles south-west, is one of the historic houses in the wider area around Delly End. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first.

Landlords with a home close to Finstock station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. If yours is one of the older homes in the streets near Church of St John the Evangelist, old fixings, lead flashings and tall chimneys are typical of older roofs. For site and facilities teams at buildings such as Hailey Church of England Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

Questions from Delly End

Do you survey roofs for landlords with property near Finstock station?

Yes, rented property is part of what we cover. You can call 07833 053749 or email us with the address and a few details, including who will give access on the day.

Is my home in Delly End listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Can we use the survey to plan a roof budget?

Yes, that is one of the main reasons clients book. A repeat survey later shows how the roof has changed to keep your plan up to date.

Can you survey in bad weather?

It depends on the weather and the survey. Strong wind or a downpour can make access unsafe and ground a drone, so we’d move the date with you.

Will you fly a drone over my roof?

Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning. Tell us about it as you book and we will plan the survey around it.

Does this replace a RICS home survey?

No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.

When you need someone else

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Asbestos testing of roof sheets or soffits
  • Parts of the roof we cannot safely see or access
  • The rest of the building, as a RICS Level 2 or 3 survey would

If you’re not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer. What a survey covers and does not.

Rented homes, blocks and businesses

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client.

What affects the cost of landlord roof surveys

Several things affect the price of a survey:

  • Basic, Standard or Premium
  • The number of roofs, including extensions and garages
  • House, block, shop or office
  • The roof’s overall size

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

What to tell us when you contact us

The more you tell us, the easier it is to price the survey. When you contact us, tell us:

  • When you need the report by
  • How the loft is reached, if there is one
  • Any marks or damp showing indoors
  • Any photos you have, taken from the ground or a window

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply call 07833 053749 or email us whenever suits you.

How the survey works

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey usually takes about one to two hours for a house, and longer for a block or a building with several roofs. Cottages and farmhouses around Delly End frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. First, we confirm the roofs and areas to be surveyed.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. We inspect each roof from safe vantage points, the loft space and the roof itself where safe.
  4. Every defect we find is photographed and given a priority where relevant.
  5. You get a written condition report to help plan maintenance.
