Roof survey in Delly End: what you get

A roof survey tells you what condition your roof is in, before small faults become big ones. We look at the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, and the loft space where there’s safe access. The report sets out what we found, with photos and recommendations. Where it is relevant, the recommendations are prioritised by urgency. Common reasons to book are flashings that have come away from the wall and blocked, sagging or leaking gutters, on chimney stacks, natural slate and flat roofs.

In a small place like Delly End, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.

We write the report in plain English, so you don’t need to be a roofer to follow it. Each point is backed by a photo where possible.

What a roof survey looks like in Delly End

If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.

For landlords with property near Finstock station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Anyone responsible for a site like Hailey Church of England Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Leave it or get it looked at?

It is easier to plan roof work than to react to it. With a report, you can tackle the urgent jobs first and plan the rest, rather than calling someone out after a storm. In a small place like Delly End, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400. You will know the price for your roof before booking.

What we can’t see

It is useful to know what a survey won’t do before booking:

  • The condition of the rest of the building (that is a RICS home survey)
  • Whether the roof structure meets design loads
  • Faults hidden behind ceilings or boarding

If in doubt, call 07833 053749 or use the contact form and we’ll recommend the right survey before booking. What a survey covers and doesn’t.

What we check

  • Chimney stacks
  • Flat roofs
  • Natural slate
  • Lead flashings
  • Ridges, hips and valleys
  • The roof space
  • Clay and concrete tiles

When to book a survey in Delly End

What’s under the slates or tiles is as important as the coverings themselves. Breathable membranes only appeared in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Felt that has torn or perished stops doing its job.

A survey makes sense if you’ve noticed:

  • Lifted, split or missing lead flashings
  • Crumbling chimney pointing or cracked flaunching
  • Gaps in the roof where coverings have gone
  • Ridge tiles that have lifted or moved

The streets around a church such as Church of St John the Evangelist are often among the oldest in a place, and if your home is one of the older ones nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.

What to check before booking

  • Whether VAT is added on top
  • Whether the inside of the roof is included
  • How soon the report will arrive
  • Do they have a CAA Flyer ID and Operator ID for drone work?

What a good roof survey covers

For landlords and managing agents

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait.

Any of our surveys can be booked by landlords, agents and building managers in Delly End. To discuss a property or a block, ring 07833 053749 or send us an email.

Tips from our surveys

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Mention any damp patches as you book
  • Find records of any re-roofing or repairs
  • Keep the report with your property records
  • Take photos of any leaks as they happen

The Premium Survey includes a 12-month follow-up. It helps you see whether anything has changed, and whether work has done its job.

Check the loft now and then, with care and a good torch. Look for water marks, damp wood and chinks of light. Take photos of anything that changes.

What we do, step by step

There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. The survey itself takes between one and two hours at most homes, or half a day or so for a commercial building. In a hamlet or village like Delly End, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. You let us know about the property and any concerns.
  2. A visit is booked for a weekday or a weekend.
  3. The roof is inspected from the ground, windows, the loft and the roof itself where it is safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. Your report arrives by email, with recommendations prioritised by urgency.

Getting ready for the survey

  • Show us where any leaks or stains appear
  • Keep pets inside or away from the areas we’re looking at
  • Clear the way to the loft hatch

Getting a price

If you have photos of the roof, send them over. Pictures from ground level or a window are fine, and please do not climb up for a closer look. To send them or to book, ring 07833 053749 or drop us an email.
