Roof surveys for New Yatt homes and businesses

Why it is worth a survey now in New Yatt

Leaks rarely show up right away. Insulation, plaster and timber can all be damp before you see a stain. A survey can pick up the early signs from the loft. In a small place like New Yatt, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.

About our roof survey in New Yatt

Our roof survey gives you a clear picture of your roof’s condition. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, and the loft space where there’s safe access. You get a written report with photos and recommendations. Where it helps, we say which items are urgent and which can wait. We survey lead flashings, flat roofs and the roof space, and common reasons people get in touch are worn lead at chimneys and abutments and loose chimney pots.

Some older homes in villages like New Yatt are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What a survey costs

Prices vary from roof to roof, for these reasons:

  • The size of the roof
  • Whether you choose the Basic, Standard or Premium Survey
  • Commercial roofs and larger buildings
  • Chimneys, valleys, parapets and other details

To find out what your survey will cost, call 07833 053749 or use the contact form with the address and a few details. We’ll confirm the figure before booking.

Booking your survey

You don’t need to know any roofing terms. It is enough to let us know:

  • Any stains, drips or damp patches you’ve seen indoors
  • Your timetable, such as an exchange date
  • Whether there is a loft hatch, a shared roof or tricky access
  • What kind of property and roof it is

To book a survey, phone 07833 053749 or email us and let us know the address and what’s prompted the survey. We’ll confirm the price before booking.

How the survey works

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. A typical visit takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Older rural homes like those around New Yatt can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We look at the roof from every safe viewpoint outside.
  4. Inside, we check the loft space where there’s safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Preparing for the visit

  • Let us know where we can park nearby
  • Have any paperwork from past roof work to hand
  • Unlock side gates and any roof access doors

Arrange a survey

Our price is from £150, including VAT. The exact figure depends on the roof and the package, and you can phone 07833 053749 or send us an email to find out.

Advice

FAQs for New Yatt

Does a conservation area affect roof work in New Yatt?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Do you cover smaller places like New Yatt?

Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route when booking.

Can you survey in bad weather?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. We’ll rearrange with you if the weather isn’t right.

Do I need to be at home?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in; we will agree the details when you book.

Can you look at a roof that’s joined to next door?

Yes. We survey the parts of the roof you have access to. If a problem seems to come from next door, we will say so.

What’s covered in a roof inspection?

All the main parts of the roof: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where applicable.

What’s the best way to book?

It’s easiest to ring 07833 053749 or drop us an email. Let us know the address and a little about the roof, and we will suggest the right survey. We survey on weekdays and at weekends.

Different roofs, different checks

Lead flashings and valleys

Lead-lined valleys and gutters are common on older homes. Cracks in a lead valley can send water into the roof.

Natural slate

Inside the roof space, we check what’s under the slates. There may be old felt underlay, or none at all on very old roofs.

Signs you need a roof survey in New Yatt

A chimney stack takes more weather than almost any other part of a roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Damp on a chimney breast inside often starts at the top of the stack.

People usually book a survey when they’ve noticed something like this:

  • Valley linings that have cracked or split
  • Cracked mortar along the ridge
  • Leaning or weathered chimney stacks
  • Standing water on a flat roof

For site and facilities teams at buildings such as North Leigh Church of England (Controlled) School, a written record of a large roof helps plan work for the holidays rather than in term time.

Before booking any roof surveyor

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Whether they hold professional indemnity and public liability insurance
  • What the survey won’t cover
  • Whether VAT is added on top

What a roof survey includes

Rented homes, blocks and businesses

Businesses and commercial landlords can book us too. Bigger roofs take more time.

We survey roofs for landlords and agents as well as householders. A photo-illustrated written report gives you a clear record of the roof, which helps you plan work between tenancies.

What a roof survey looks like in New Yatt

Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. The wider area around New Yatt has a long history of building, with Minster Lovell Hall about 3.4 miles west. If your house is among the older ones, expect a mix of original materials and later repairs on the roof.

If you own a rental within reach of Finstock station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Take an older house close to St Mary's Church: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
