Flat roof surveys for homes and businesses in New Yatt

Each type of flat roof has its own weak points. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Once you know the covering and its condition, planning the next step is far easier. We survey GRP fibreglass, upstands and outlets and felt flat roofs, and common reasons people get in touch are edge trims that have lifted or split and pools of water lying on the roof.

Somewhere as small as New Yatt, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access beforehand. Garages and outbuildings are easy to forget, so mention any you want included as you book.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what isn’t.

When to book a survey in New Yatt

Water that does not drain sits on the roof and speeds up wear. It normally comes from poor falls, a blocked outlet or a deck that has dipped. Leaves and silt from nearby trees can soon choke an outlet.

Things that often lead to a survey include:

  • Blisters and bubbles in the covering
  • Water getting in at rooflights
  • Pools of water lying on the roof
  • Gaps at upstands and abutments

If you let a flat or house near Finstock station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

What a good roof survey covers

Flat roof surveys around New Yatt

About 3.4 miles west lies Minster Lovell Hall, a reminder of how long the area around New Yatt has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Next to the main roofs there’s normally a flat roof somewhere, whether on an extension, a garage or a commercial unit.

Take an older house close to St Mary's Church: the flat roofs on later extensions tend to wear out long before the main roof. If you look after a building such as North Leigh Church of England (Controlled) School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

FAQs for New Yatt

Is New Yatt in the area you cover?

Yes. We survey roofs across London and South East England, and New Yatt is part of that. Just ring 07833 053749 or drop us an email and let us know about the property.

Is my home in New Yatt listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Do you cover flat roofs on blocks of flats?

Yes. We survey flat roofs on commercial buildings as well as homes. A commercial roof typically takes about 3 to 4 hours on site, longer if it is large or complex, with larger roofs quoted on their size.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning. Mention it when you get in touch and we will explain what’s needed.

How do you inspect a flat roof?

It depends on what’s safe: the roof itself where that is safe, plus windows, vantage points and the rooms below. We never walk on fragile rooflights or sheeting.

Will you check the loft?

Yes, where the survey calls for it and there’s safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.

Can you give me structural calculations?

No. We point out what can be seen, such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

What affects the cost of flat roof surveys

The price reflects the time and kit the roof needs. The main factors are:

  • The roof’s overall size
  • Whether it is a home or a commercial building
  • The shape of the roof and its details
  • Height and safe access

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.

Helping us price your survey

A little information up front helps. It’s useful to include:

  • Pictures from the garden or a window, if you have them
  • Anything about access we should know
  • Your timetable, such as an exchange date
  • The style of property, from a terrace to a block

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. Otherwise, simply ring 07833 053749 or drop us an email whenever suits you.

What happens on the day

We will ask a few questions first, like when any problem began and what work has been done before. The inspection then takes between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Around New Yatt, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We check the roof from wherever it can safely be seen.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. We send a written report with photos, the defects we found and what we recommend.

Preparing for the visit

  • For flats, make sure roof access has been agreed
  • Jot down any questions you want answered
  • Clear the way to the loft hatch

What we can’t see

Every survey has limits, and we’d rather be clear about that before you book. Bear these in mind:

  • Parts of the roof that aren’t safe to walk on or view
  • Testing older roof sheets for asbestos
  • Hidden layers beneath the covering

If you’re not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer before booking. The full list of what we check.

What we look at

  • Upstands and outlets
  • Mastic asphalt
  • Single-ply membranes
  • GRP fibreglass
  • EPDM rubber
  • Felt flat roofs

How the survey changes by roof type

GRP fibreglass

A well-laid GRP roof frequently lasts up to about 30 years. Hairline cracks over board joints are an early warning we look out for.

Mastic asphalt

Older asphalt can become brittle and crack as the roof moves. The report shows where it’s cracking and how far it seems to extend.

Checking the roof from ground level

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.
