New Yatt: your questions answered

How do I find out if my home in New Yatt is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will you come out to New Yatt?

Yes. New Yatt is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

How experienced are you?

Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of clients are satisfied.

Will you check the loft?

Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging.

Do you test for asbestos?

No. Asbestos surveys and testing aren’t part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.

How do I book a survey in New Yatt?

The quickest way is to call 07833 053749 or drop us an email. Give us the address and a few details about the roof, and we will take it from there. Surveys run on weekdays, Saturdays and Sundays.

Do you use drones?

Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.

About our new roof snagging in New Yatt

Snagging means finding the small faults and loose ends left at the end of a job. Roof snags often show at ridges, verges, valleys and flashings where the work is most fiddly. We check everything we can see safely and photograph each snag. Loose ridges, untidy verges, badly dressed flashings and leftover debris are typical snags. If you’ve noticed cracked or slipped new tiles or slates and offcuts and broken tiles left behind, a survey will tell you what’s going on, on new flat roofs, ridges and verges and new-build homes alike.

For a small place like New Yatt, the visit is planned like any other: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when booking. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

The survey, step by step

Photographs are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. Most surveys take about one to two hours on an ordinary house, and more on a big or complicated roof. Older roofs in small places like New Yatt can have low, tight loft spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We start with what the roofer did and when they finished.
  2. The new coverings and roof edges are inspected as far as can be seen safely.
  3. Valleys, flashings, gutters and visible underlay at the eaves are checked.
  4. We check the loft where safe and look for debris or damage.
  5. You get a photo report of each snag.

Before the survey

  • Clear the way to the loft hatch
  • Make sure pets are kept safely away
  • Show us where any leaks or stains appear

How to book

If you have photos of the roof, send them over. Pictures from ground level or a window are fine, and please don’t climb up for a closer look. To get started, call 07833 053749 or drop us an email.

Buying a home or a new roof in New Yatt

With Minster Lovell Hall about 3.4 miles west, New Yatt sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest.

If your home is one of the older ones in the streets near St Mary's Church, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

What new roof snagging does not cover

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Whether the roof will leak in future
  • Deciding who is at fault in a disagreement
  • Nails and clips under the slates or tiles

If in doubt, phone 07833 053749 or email us and we’ll recommend the right survey. What a survey covers and doesn’t.

Roof types and parts we check

  • New-build homes
  • Replacement roofs
  • New flat roofs
  • Flashings and valleys
  • Ridges and verges
  • Loft conversions and dormers

What affects the price in New Yatt

To price your survey, we look at:

  • Whether you choose the Basic, Standard or Premium Survey
  • The size of the roof
  • How tall the building is and how easy the roof is to see
  • The type of building, from a house to a block or an office

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before you book.

Helping us price your survey

We will usually ask about:

  • Your postcode, so we can check access and travel
  • What kind of property and roof it is
  • Any stains, drips or damp patches you’ve seen indoors
  • Anything about access we should know

Most bookings start with a short call: call 07833 053749 or drop us an email, and we’ll ask about the building and what you need. The price is agreed before a date is set.

When to book a survey in New Yatt

Flashings at walls and chimneys often need attention. If they’re poorly dressed or fixed, water can get in at the first heavy rain.

A survey makes sense if you’ve noticed:

  • Underlay at the eaves left exposed
  • Cracked or slipped new tiles or slates
  • Gutters or fascias damaged during the job
  • Signs of condensation in the loft space

If you let a flat or house near Finstock station, a written report helps before buying a rental or paying for a new roof on one.

What to check before booking

  • What the report includes, and whether it has photographs
  • Their insurance cover
  • What’s outside the scope of the survey
  • Whether any drone flown is registered with the CAA

What a good roof survey covers

Why get it checked now?

A clear list of snags makes the conversation with your roofer easier. It keeps things factual. Around New Yatt, older homes often have old roof timbers, and water through a failed covering can rot timber if it is left.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, inc. VAT. We can help you choose the package that fits what you’d like to know.
