Flat roof surveys for homes and businesses in East End

Each flat roof is looked at from the safest viewpoints we have: on the roof where it is safe, from windows and higher ground, and from the rooms below where we can reach them. We don’t walk on fragile rooflights or fragile roof sheeting. If part of the roof cannot be seen or reached safely, the report says so, so the limits of the survey are clear. If you’ve noticed dips that suggest the deck is deflecting and blisters and bubbles in the covering, a survey will tell you what’s going on, whatever the roof.

Flat roofs on exposed homes in small places like East End take more wind and rain, so edges, upstands and laps take a beating. Older felt roofs, frequently around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are typically the first part of a flat roof to go.

The report is written in plain words, so you don’t need to be a roofer to follow it. Photos show what each point refers to, and recommendations are put by urgency where it matters.

DIY checks: what’s safe

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Honest limits

A survey is a proper look at the flat roof, but it cannot do everything. The main limits are:

  • Hidden layers beneath the covering
  • Testing older roof sheets for asbestos
  • Parts of the roof that are not safe to walk on or view

If you are not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer before booking. The full list of what we check.

Roof types and parts we check

  • EPDM rubber
  • Mastic asphalt
  • Felt flat roofs
  • Single-ply membranes
  • Upstands and outlets
  • GRP fibreglass

The survey, step by step

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photographs as we go and make notes for the report. Most visits take roughly 1–2 hours for a house, with bigger or more complicated roofs taking longer. Cottages and farmhouses around East End often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We check the roof from the ground, windows and the roof where it is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. The report, with photos and recommendations, comes to you by email.

Before we arrive

  • Leave a clear route to the loft
  • For a flat or shared roof, check access with whoever owns or manages the building
  • If it isn’t your property yet, arrange access through the agent

Booking a survey

A quick phone call is typically the easiest start: call 07833 053749 or send us an email and we’ll ask a few questions about the roof. The price is agreed before a date is set.

FAQs for East End

How do I find out if my home in East End is listed?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Is East End within the area you cover?

Yes, East End is on our map. Villages and rural addresses get the same survey as a town house.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when you book.

Can you survey in bad weather?

Light rain is normally fine; heavy rain and wind are different. Strong wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.

Can you inspect my roof with a drone?

Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

What does a roof survey cost?

Prices start from £150, including VAT. The final figure depends on the roof and the package you choose, and it is agreed before booking.

When does the report arrive?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email, ready to forward.

What a flat roof survey looks like in East End

About 2.7 miles east lies Blenheim Palace, a reminder of how long the area around East End has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. West Oxfordshire’s older buildings frequently carry Cotswold stone slates, and a few villages in the county keep their thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

Take a building like Combe CofE Primary School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. If you live in an older home near St Mary's Church, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear.

What we’re asked to look at in East End

Many flat roof problems start at the details rather than the main surface. Upstands, edge trims, outlets and the kerbs around rooflights move and weather differently from the rest of the roof. If they were rushed when the roof was laid, they’re often the first things to fail.

Look out for signs like these:

  • Signs of deflection in the roof deck
  • Outlets choked with leaves and silt
  • Blistering in felt or asphalt
  • Edge trims that have lifted or split

Landlords with a home close to Combe station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Questions to ask before you book

  • Whether the inside of the roof is included
  • Whether VAT is in the quoted price
  • Their drone registration, if they fly one
  • How long the report takes to arrive

What to expect from a roof survey

Why get it checked now?

Standing water on a flat roof rarely sorts itself out. Most often it means blocked outlets, poor falls or a deck that is dipping, and each wet season wears the covering further. Finding the cause now keeps more options open. Where a roof is exposed, as many are in small places like East End, driving rain gets into any weakness, and damp in older walls is slow to dry out.

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.
