How a roof leak investigation works in East End
Our job is to find the likely source and tell you. You get a report with photographs showing the likely entry point and the route the water is taking, plus recommendations on what needs attention. It gives any roofer a clear brief. The investigation finds and explains the cause, while the repair is a separate matter. Common reasons to book are brown rings on upstairs ceilings and staining around the chimney inside, on the roof space, slate and tile slopes and flat roof details.
Many homes in small places like East End face open ground, where storms hit ridges, verges and chimneys hardest. Once water gets into older walls, it takes a long time to dry, so it pays to find the cause quickly. A written record also helps if you need to explain it to anyone else.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

How the survey works
We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. A typical visit takes about 1–2 hours for most homes, though a hard-to-trace leak can take longer. Somewhere as small as East End, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- You let us know where the water appears, when, and what the weather was doing.
- Inside, we check the stain and the ceiling around it.
- In the loft, we follow any signs of water back towards the roof.
- We inspect the likely entry points outside, from the ground, windows and the roof where safe.
- We email a written report showing where the water most likely gets in.
How to prepare
- Leave side gates unlocked
- Show us where any leaks or stains appear
- If it isn’t your property yet, arrange access through the agent

Your questions about roof leak investigations in East End
Do you carry out roof surveys in East End?
Yes, East End is within the area we cover. Our area covers London and the South East. You can ring 07833 053749 or send us an email with the address and a few details.
Is East End within the area you cover?
Yes, East End is covered. We survey roofs across London and the South East, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.
What insurance do you have?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
Is the repair included in the leak investigation?
The investigation is about finding the cause. The repair is not part of it. You get a report with photos showing where the water is getting in and what needs attention, which whoever carries out the work can follow.
What will the report tell me?
It sets out what we found, why it matters and what we recommend, with photographs throughout. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.
How soon will I get the report?
Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, let us know when booking.
Do you test for asbestos?
No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

What else we do in East End
Rented homes, blocks and businesses
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.
We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time, and they’re priced for the size.
Before and after the survey
You do not need to be a roofer to help. Here’s what helps most:
- Keep water away from lights and sockets
- Keep a photo record of the damp patch
- Protect furniture and flooring under the leak
- Mention any plumbing above the damp area
Any roofer you ask to quote can work from the report. The photos show the defects and where they are, rather than at the stain.
Look at the roof from ground level after strong winds. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small faults dealt with quickly rarely become leaks.
What this survey can’t tell you
To be straight with you, a roof survey has limits:
- Water from pipes, tanks or heating systems
- Whether rotten timbers meet design loads
- What’s under the covering or behind the plaster
If you’re not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer before booking. What a survey covers and does not.
What we check
- Valleys and parapet gutters
- Lead flashings
- Flat roof details
- Slate and tile slopes
- Chimney stacks
- The roof space
- Rooflights and dormers
What a survey costs
A few things affect what a survey costs:
- Whether it is a home or a commercial building
- Building height and the viewpoints available
- The roof’s overall size
- Extra roofs, like extensions, dormers or garages
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.
What we need to know
The more you tell us, the easier it is to price the survey. When you get in touch, it helps to mention:
- How the loft is reached, if there is one
- The type of building and roof, such as pitched or flat
- Your timetable, such as an exchange date
- The property’s address and postcode
Our phone lines are open seven days a week. For a price or to book, call 07833 053749 or email us.
DIY checks: what’s safe
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
Roof leak investigations around East End
West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Each of these roof types has its own typical places for water to get in. About 2.7 miles east lies Blenheim Palace, a reminder of how long the area around East End has been built on. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.
If you live in an older home near St Mary's Church, old mortar, worn lead and slipped slates are the usual suspects when water gets in. For landlords with property near Combe station, a clear finding on where water gets in helps you brief a roofer right away. If you look after a building such as Combe CofE Primary School, on a building that size, finding the source of a drip means looking well beyond the stain.
