Roof leak investigations for homes and businesses in Stonesfield
Leaks tend to begin where one part of a roof meets another. Flashings at chimneys and walls, valleys, gutters, parapets and flat roof upstands and outlets are the usual suspects. We check each likely route and follow the evidence. Every chimney, dormer and roof light adds more joints to check. Each one is checked from wherever it is safe to see it. If you’ve noticed water marks that spread in wet weather and wet patches high on an inside wall, a survey will tell you what’s going on, on the roof space, rooflights and dormers and flat roof details alike.
Being in a small place like Stonesfield makes no difference to how a leak or storm damage is looked at: we simply plan the journey and access ahead. Let us know where the water shows, when it appears and anything you’ve noticed outside, along with any repairs done before. Photos of the stain and of the roof from outside are helpful too.
We keep jargon out of it: if work is needed, the report says so clearly.

What affects the cost of roof leak investigations
Every roof is different, so prices are confirmed before booking. These are the things that affect it:
- Extra roofs, like extensions, dormers or garages
- The height of the building and how the roof can be seen safely
- Whether it is a home or a commercial building
- The shape of the roof and its details
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.
Getting in touch
You don’t need to know any roofing terms. It’s enough to let us know:
- The kind of building and roof involved
- What’s prompted the survey
- Any stains, drips or damp patches you’ve seen indoors
- Any photos you have, taken from the ground or a window
Most bookings start with a short call: call 07833 053749 or send us an email. The price is agreed before a date is set.

Common roof problems in Stonesfield
When a slate slips or a tile cracks, the underlay takes the water. Old bitumen felt may cope for a while, but it tears and sags with age, while some very old roofs have nothing under the coverings. Corroded nails, known as ‘nail fatigue’, are a frequent cause on slate roofs.
A survey makes sense if you’ve noticed:
- Leaks below a flat extension roof
- A leak that comes and goes with the weather
- Water marks that spread in wet weather
- Wet patches on loft insulation
Take a building like Stonesfield School: tracing a leak on a big roof starts with where the water appears and works back.
Questions to ask before you book
- Is there a chance to talk the report through?
- Their report turnaround times
- Whether they hold professional indemnity and public liability insurance
- What’s outside the scope of the survey
What a roof leak investigation doesn’t cover
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Leaks that only appear in weather we can’t recreate
- Defects hidden under coverings or inside walls without opening up
- The repair itself (the investigation finds and reports the cause)
Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you. The full list of what we check.

Why it is worth a survey now in Stonesfield
Leaks tend to get worse, not better. Each storm can open a gap a little more. Tracing it now lets you plan the work rather than react to it. Outbuildings and barns around Stonesfield are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.
Every price we give includes VAT. Roof leak investigation starts from £150, including VAT. We confirm the price for your roof before booking.

Common questions in Stonesfield
Do you cover smaller places like Stonesfield?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Do you carry out roof surveys in Stonesfield?
Yes. We work right across London and South East England, and Stonesfield is part of that. Just phone 07833 053749 or send us an email and let us know about the property, and we will talk through which survey suits.
Are you insured?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
Do I need to be at home?
It depends on what we need to see. For inside areas and the loft space, someone has to give us access.
Do you take photos of the roof?
Yes. The report includes photographs of what we found, so you can see exactly what each finding refers to.
Can you trace a leak in dry weather?
Typically, yes. Damp materials can be found without rain. If a leak only appears in driving rain from one direction, we’ll tell you what we found and what’s most likely.
Do you need to get into the loft?
Normally, if there’s one and it can be reached safely. The roof space can show things the outside cannot, such as damp timbers, staining or daylight.
What happens on the day
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes roughly 1–2 hours, more where the leak is intermittent or the roof is large. If you have questions on the day, just ask. Somewhere as small as Stonesfield, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- You tell us where the water shows and when it appears.
- We check the stain, the ceiling and the loft above it.
- Outside, we look at every likely route in.
- We use moisture detection, and thermal imaging where it’s useful.
- We email a report with photos, the likely entry point and recommendations.
Getting ready for the survey
- If you are buying, check with the agent that we can get in
- Move anything stored under the loft hatch
- Have any paperwork from past roof work to hand
How to book

Advice
DIY checks: what’s safe
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
Stonesfield roofs and the weather
About 3 miles east lies Blenheim Palace, a reminder of how long the area around Stonesfield has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Different coverings let water in at different points, which shapes where the search starts.
If yours is one of the older homes in the streets near Church of St James the Great, the leak may come from a chimney, a valley or tired lead rather than the covering itself. If you let a flat or house near Finstock station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused.
