How a roof survey works in Stonesfield

Our roof surveys cover Stonesfield and the wider South East. We carry out surveys on weekdays and at weekends. We hold professional indemnity and public liability insurance, and bring 20+ years’ experience. Each survey ends with a written report, emailed with photos and recommendations. Whether it is a house, a flat or a commercial building, the process is the same. To arrange a survey, ring 07833 053749 or use the contact form. If you’ve noticed standing water on a flat roof and loose ridge or hip tiles, we can find out what’s behind it, on lead flashings, natural slate and the roof space alike.

In a village or hamlet like Stonesfield, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on what can safely be seen, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.

We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that is said too.

Stonesfield questions

Does a conservation area affect roof work in Stonesfield?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Will you come out to Stonesfield?

Yes, Stonesfield is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Will you check the loft?

Where it is relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.

What’s the best way to book?

To arrange a survey, ring 07833 053749 or email us and tell us the address and what you’d like to know. We’ll confirm the price and find a day that suits.

How long does the visit take?

On site, it typically takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Is your survey a structural engineer’s report?

No. Where we see something that needs a structural engineer, the report says so. We don’t provide structural calculations.

When will the report arrive?

That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. We send it by email.

How it works

You don’t need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. A typical survey takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Cottages and farmhouses around Stonesfield often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

Before we arrive

What you can safely check yourself

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Different roofs, different checks

Lead flashings and valleys

Lead flashings seal chimneys, walls and abutments. Lifted, split or slipped lead is recorded.

Clay plain and peg tiles

Older homes in the Weald and across the South East often have clay plain tiles, and some have Kent peg tiles held by pegs. When pegs or battens rot, tiles slip, leaving gaps along the courses.

Signs you need a roof survey in Stonesfield

What’s under the slates or tiles is as important as the coverings themselves. Breathable membranes only appeared in the UK in the late 1990s, so older roofs often have bitumen felt, and very old ones may have none. Torn or sagging felt lets water through.

Here are some of the things we see frequently:

  • Torn or sagging underlay
  • Slipped, cracked or missing slates and tiles
  • Leaning or weathered chimney stacks
  • Debris building up in roof valleys

For landlords with property near Finstock station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Questions to ask before booking

  • Is VAT included in the price?
  • What follow-up you get after the report
  • Are they insured for the work?

All our prices include VAT. What changes the price is:

  • How big the roof is
  • Height and safe access
  • Extra roofs, like extensions, dormers or garages
  • The use of thermal imaging or a drone

Every price we give includes VAT, and the written report is part of the package. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

Helping us price your survey

You don’t need to know any roofing terms. It is enough to tell us:

  • Where the property is, with the postcode
  • Why you want a survey: buying, a leak, a storm or new work
  • The kind of building and roof involved
  • When you need the report by

When you’re ready to go ahead, phone 07833 053749 or send us an email. We will suggest a package, agree the price and find a date, weekday or weekend.

Roof surveys around Stonesfield

Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first.

For site and facilities teams at buildings such as Stonesfield School, large buildings have long gutter runs and big roofs that need checking like any other. Take an older house close to Church of St James the Great: its roof may have old fixings, lead flashings and chimneys that need a closer look.

What this survey can’t tell you

In fairness, there are limits to any roof survey:

  • Confirmation of asbestos in soffits or cement sheets
  • Walls, floors and services below the roof
  • Structural calculations (that is a structural engineer’s job)

If you are not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer before you book. What our survey covers.
