Roof surveys for homes and businesses in Combe

Many homes have several roofs, not just one. Flat roofs over extensions, garages and dormers are common. We check them as well as the main pitched roof, looking for ponding, splits, blisters and worn upstands. A flat roof typically wears out sooner than a pitched one. Felt often lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. If you are worried about leaning or weathered chimney stacks and loose ridge or hip tiles, a survey will tell you what’s going on, whatever the roof.

In a small place like Combe, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What we’re asked to look at in Combe

A chimney stack takes more weather than almost any other part of a roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Water that gets into a stack can show up as damp in the rooms below.

We’re frequently asked to look at:

  • Lifted, split or missing lead flashings
  • Cracked or blistered flat roof coverings
  • Gutters that overflow in heavy rain
  • Slipped, cracked or missing slates and tiles

Landlords with a home close to Combe station may find that a roof report helps you deal with small faults before they turn into a call from a tenant.

Questions to ask before booking

  • Whether the price includes VAT
  • Their report turnaround times
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Will the report include photos?

What’s in a roof survey

How the survey works

When we arrive, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can be seen safely. Most surveys take about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. In a hamlet or village like Combe, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the loft space where there is safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Getting ready for the survey

  • Keep pets in another room
  • Gather any invoices or paperwork from past roof work

Advice

Combe: your questions answered

Can a landlord with a rental near Combe station book a roof survey?

Yes, landlords and agents book with us as well as owners. You can ring 07833 053749 or email us with the address and some details.

Is my home in Combe listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Is this a RICS survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

Can you survey in bad weather?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We will rearrange with you if the weather is not right.

Is a roof survey the same as a structural survey?

No. Where we see something that needs a structural engineer, the report says so. Our survey is not a structural engineer’s report.

What do you check on a roof survey?

Every part of the roof we can safely see: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where it applies.

Do you go up on the roof?

Where it’s safe, yes. We also inspect from ground level, from windows and vantage points, and from the loft. On Premium, a drone is used where applicable.

Roof surveys around Combe

Historic houses like Blenheim Palace, about 1.9 miles east, show how far back building in the area around Combe goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

If you live in an older home near St Laurence's Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Anyone responsible for a site like Combe CofE Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

What you can safely check yourself

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

Landlords, agents and block managers in Combe

We also survey roofs for businesses and commercial landlords. Larger roofs take longer, so they’re priced to suit.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.

What happens if roof problems are left?

Leaks rarely show up right away. Damp spreads through insulation and timber before anything shows below. A survey can pick up the early signs from the loft. In a place like Combe, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.

Every price we give includes VAT. Roof survey starts from £150, including VAT. You’ll know the price for your roof before booking.

Before and after the survey

  • Let us know about past leaks
  • Find records of any re-roofing or repairs
  • Ask about a flat roof on an extension or garage too
  • Move stored items away from the loft hatch

The Premium Survey includes a 12-month follow-up. It shows how the roof has fared over the year.

Keep gutters, valleys and outlets clear of leaves and moss, particularly after autumn. Leave the clearing to a professional. Clear gutters prevent a lot of damp.
