Roof surveys in East End: local notes

If the drone is used for your survey, the flight is checked against the Drone Safety Map first. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

With Blenheim Palace about 2.7 miles east, the area around East End has a long history. On a period home nearby, the survey separates sound original work from tired later repairs. If you own a rental within reach of Combe station, a dated record of the roof is useful when planning maintenance across a let. Anyone responsible for a site like Combe CofE Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time.

Roof survey in East End

We survey roofs in East End and across London and the South East. We carry out surveys on weekdays and at weekends. We hold professional indemnity and public liability insurance. You get a written report by email, with photos and clear recommendations. Whether it is a house, a flat or a commercial building, the process is the same. When you’re ready to book, ring 07833 053749 or use the contact form. We survey the roof space, ridges, hips and valleys and natural slate, and common reasons people get in touch are blocked, sagging or leaking gutters and worn or blocked valleys.

In a village or hamlet like East End, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on what can be seen safely, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

How it works

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. A typical survey takes about 1–2 hours for most homes, depending on how many separate roofs there are. Around East End, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Before the survey

  • Have any questions written down, so nothing gets missed
  • Make sure pets are kept safely away
  • Leave a clear route to the loft

Booking a survey

Photos help, if you have them. Take them safely from the ground or a window. To send them or to book, ring 07833 053749 or send us an email.

Related advice

Different roofs, different checks

Lead flashings and valleys

Flashings close the joints where a roof meets a wall or chimney. We check for lead that has lifted, split or slipped.

Concrete interlocking tiles

Ridge and verge mortar on concrete tile roofs can crack and fall away. We check for loose ridge tiles and missing mortar.

Checking the roof from the ground

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

Your questions about roof surveys in East End

Does a conservation area affect roof work in East End?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can a landlord with a rental near Combe station book a roof survey?

Yes, landlords and agents are among the people we work for. You can call 07833 053749 or drop us an email with the address and what you need.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Let us know about it as you book and we will explain what’s needed.

Do you go up on the roof?

Where it is safe, yes. We also inspect from ground level, from windows and vantage points, and from the loft. On Premium, a drone is used where it applies.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

When will the report arrive?

It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We send it by email.

Which days do you carry out surveys?

We carry out surveys on weekdays and at weekends. To find a day that suits you, ring 07833 053749 or use the contact form.

Leave it or get it looked at?

By the time water marks a ceiling, it’s frequently been getting in for a while. Insulation, plaster and timber can all be damp before you see a stain. A survey can pick up the early signs from the loft. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

What affects the cost of roof surveys

All our prices include VAT. What changes the price is:

  • Features like valleys, chimneys, dormers and parapets
  • Extra roofs, like extensions, dormers or garages
  • Height and safe access
  • The size of the roof

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £150, including VAT.
