Thermal imaging roof survey in East End, Oxfordshire

A careful look at the roof at your property in East End, and put it all in a written report with photos.

  • Areas losing heat at the eaves and junctions
  • Leaks far from where the stain appears
  • Cold spots on ceilings under the roof

Thermal roof surveys in East End

Thermal roof surveys for homes and businesses in East End

Thermal imaging is often most useful on flat roofs, from small extensions to large commercial roofs. Patterns can suggest where water is trapped under the covering. Pitched roofs with slates or tiles are frequently harder to read, because of the air space beneath, so we combine the camera with an inspection from the loft where there’s safe access. We survey commercial roofs, pitched roof slopes and ceilings below the roof, and the problems we’re asked to look at most are possible trapped moisture under a flat roof covering and water getting in at parapets and stacks.

In a village or hamlet like East End, roofs can be steep, old and hard to see from the lane. Close-up drone photos and thermal images help show what cannot be reached safely. Both the forecast and the airspace are checked first. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

FAQs for East End

Does a conservation area affect roof work in East End?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Will you come out to East End?

Yes. East End is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Can you survey a shared roof?

Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.

What’s in the survey report?

It explains what we saw, what it means and what we’d suggest, backed by photos. It also says if any part of the roof couldn’t be seen safely.

Does thermal imaging work on slate and tile roofs?

It can show heat loss and some damp, but it has more limits there. Our report is clear about what can be read from them, and we check them with a visual inspection and moisture readings.

How quickly is the report sent?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, tell us when you book.

Does thermal imaging detect leaks directly?

Not directly. It shows surface temperature, and wet areas can show up because they hold heat differently. We confirm what it suggests with moisture readings.

The survey, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect an hour or two for most homes, plus time to check any thermal findings with moisture readings. Older roofs in small places like East End can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.

  1. We go through the roof, the problem and the weather expected on the day.
  2. We look over the roof from wherever it is safe.
  3. Thermal images are taken across the roof and, where there is safe access, in the loft.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

How to prepare

  • Move anything stored under the loft hatch
  • For a flat or shared roof, check access with the building owner or managing agent
  • Make a note of anything you’d like us to look at

Related advice

Can I check my roof myself?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where applicable.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Prices for thermal roof surveys in East End

Not every roof costs the same to survey, for these reasons:

  • How big the roof is
  • Which survey package you book
  • Any need for thermal images or a drone flight
  • Chimneys, valleys, parapets and other details

Our price is from £400, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT.

What to tell us when you get in touch

If you can, have these to hand when you contact us:

  • Where any leaks, stains or damp patches show inside
  • What’s prompted the survey
  • The type of building and roof, such as pitched or flat
  • The property’s address and postcode

If you are buying, it is useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or drop us an email when you’re ready.

Drones, thermal imaging and East End roofs

West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Older coverings on steep or tall roofs are hard to judge from below, so close-up aerial photos and thermal images help. Historic houses like Blenheim Palace, about 2.7 miles east, show how far back building in the area around East End goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

If you look after a building like Combe CofE Primary School, a view from above covers a wide roof far faster than walking it. Take an older house close to St Mary's Church: steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that is where a view from the air or with a thermal camera helps.

Useful tips for East End property owners

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Let us know where and when you’ve seen damp or stains
  • Use the report as a baseline for later checks
  • Take photos of stains as they appear, so we can compare
  • Leave the roof to people with safe access

We note the weather and surface conditions, and how they may have affected the results. It helps you judge how firm each finding is.

Clear outlets and gutters regularly, so water does not sit on the roof. Less standing water means less chance of it getting under the covering.

Different roofs, different checks

Parapets, valleys and junctions

Damp at junctions can be hard to see by eye. We combine a close visual check with the thermal images.

GRP fibreglass roofs

Water under a GRP roof can reach the timber deck. The camera can help show where to look.

For landlords and managing agents

Businesses and commercial landlords can book us too. Larger roofs take longer, so they’re priced to suit.

Any of our surveys can be booked by landlords, agents and building managers in East End. For a price for a let property or a block, ring 07833 053749 or send us an email.
