Thermal roof surveys near Combe

Thermal roof survey in Combe: what you get

We present each thermal image next to a normal photo of the same area, making it clear where on the roof each pattern is. We explain what each pattern may mean, what the moisture readings found and what we recommend. Premium reports are sent the same day. If you have questions, the in-person consultation gives you time to go through them. There’s a 12-month follow-up as well. Typical surveys look at leaks far from where the stain appears and heat escaping through the roof, across commercial roofs, insulated roof spaces and ceilings below the roof.

In a village or hamlet like Combe, roofs can be steep, old and hard to see from the lane. Close-up drone photos and thermal images help show what cannot be reached safely. Both the forecast and the airspace are checked first, and the journey is planned in advance. Steep slopes and tall chimney stacks are where a close-up view adds the most.

If any part of the roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t.

Combe questions

Do you cover smaller places like Combe?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Do you carry out roof surveys in Combe?

We do. The survey and report are the same in Combe as anywhere else, and visits run on weekdays and weekends.

What insurance do you have?

Our cover is professional indemnity plus public liability, and details are available on request.

Is thermal imaging useful on pitched roofs?

It can help, but the results are often less clear than on a flat roof. Slates and tiles over a ventilated space can mask what’s below, so we combine it with an inspection from the loft where there is safe access.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you as you book.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

How soon will I get the report?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

How the survey works

It’s useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit normally takes about 1–2 hours on an ordinary house, and longer for a large or complex roof. In a hamlet or village like Combe, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We go through the roof, the problem and the weather expected on the day.
  2. The roof is inspected visually from safe positions.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. Patterns that stand out are checked with moisture readings.
  5. Each image is set beside a normal photo and explained in the report.

What a thermal roof survey looks like in Combe

Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Where a roof is steep, tall or hard to see from ground level, drone photos and thermal images add detail. With Blenheim Palace about 1.9 miles east, Combe sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

If you live in an older home near St Laurence's Church, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that is where a view from above or with a thermal imager helps.

Combe is about 5 miles north-east of Witney, in Oxfordshire. Roofs in Combe get the same thorough look as anywhere else in Oxfordshire. We cover towns and villages across Oxfordshire, large and small. Oxford is in our area too.

Before and after the survey

Getting the most from a thermal roof survey starts before we arrive and carries on afterwards. Tips:

  • Clear leaves from outlets and gutters each autumn
  • Keep dated photos of any marks on ceilings
  • Don’t climb onto the roof to look for leaks yourself
  • Check the loft can be reached safely

We note the weather and surface conditions, and how they may have affected the results. That way you know how much weight to give each finding.

Have small defects in the covering fixed early. Water that gets under a covering can spread a long way before it shows.

Why it is worth a survey now in Combe

If a big flat roof may need replacing, knowing the wet areas first is useful. Thermal imaging, checked with moisture readings, gives a clearer picture before you commit. Around Combe, older homes often have old roof timbers, and water through a failed covering can rot timber if it is left.

Thermal roof survey starts from £400, including VAT. What you pay depends on how big and how high the roof is, access and which survey you book.

How the survey changes by roof type

Felt and asphalt flat roofs

On felt and asphalt flat roofs, wet insulation can show as a temperature difference across the surface. We check those patches with moisture readings.

Single-ply and EPDM roofs

On larger commercial single-ply roofs, thermal imaging can help target moisture readings. It focuses the survey on the areas that matter.

Signs you need a thermal roof survey in Combe

People often book a thermal survey when a damp patch has no obvious cause. Water can travel under a roof covering or along timbers before it shows inside. Temperature patterns can help narrow down where to look.

We are often asked to look at:

  • Areas of a flat roof that may hold water
  • Leaks far from where the stain appears
  • Damp where roofs meet walls and chimneys
  • Thin or uneven insulation in the roof

If you look after a building like Combe CofE Primary School, a drone or thermal camera can show a large roof in a single visit.
