How a gutter survey works in Stonesfield

Gutters carry rain off the roof and away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t, often down the brickwork or into the building. Our survey looks at the whole rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. You get a written report with photos. If you’ve noticed cracked or loose downpipes and water backing up from a hidden gutter, a survey will tell you what’s going on, whatever the roof.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. You will see the good as well as the bad.

What affects the cost of gutter surveys

Prices vary from roof to roof, for these reasons:

  • Extensions, dormers and garages with roofs of their own
  • The use of thermal imaging or a drone
  • Which survey package you book
  • How tall the building is and how easy the roof is to see

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

What we need to know

What helps most when you contact us:

  • Where any leaks, stains or damp patches show inside
  • The property’s address and postcode
  • When you need the report by
  • Whether there’s a loft hatch, a shared roof or tricky access

You can call us seven days a week. For a price or to book, call 07833 053749 or email us.

Practical tips

There’s plenty you can do without going near the roof. What helps most:

  • Look for downpipes coming loose
  • Do not climb a ladder to look in the gutters
  • Watch for green marks down the brickwork
  • Watch ceilings under valley gutters for fresh marks

For let and shared buildings, the report can go on file and use it to plan upkeep. The photos help when you explain the work to others.

Hidden gutters need clearing too. They block in the same way as the gutters you can see but you can’t check them from the street, so make sure they’re included in any clearing work.

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Roofs, chimneys and gutters in Stonesfield

The wider area around Stonesfield has a long history of building, with Blenheim Palace about 3 miles east. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Landlords with a home close to Finstock station may find that the gap between tenancies is a good time to have the roof looked at. Take a building like Stonesfield School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Take an older house close to Church of St James the Great: its chimney, valleys and lead work are likely to be the parts that need attention first.

What happens on the day

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. A typical visit takes roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. For a village or hamlet like Stonesfield, the journey is planned beforehand: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. The roof space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

How to prepare

  • Mention any parking restrictions on your street
  • Leave a clear route to the loft
  • Make sure pets are kept safely away

Common questions in Stonesfield

Do you survey roofs for landlords with property near Finstock station?

Yes, landlords and agents book with us as well as owners. Just ring 07833 053749 or drop us an email and tell us about the building.

Is my home in Stonesfield listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Is Stonesfield in your area?

Yes. We survey roofs across London and South East England, and that includes Stonesfield.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first. Tell us about it as you book and we’ll plan the survey around it.

Will you walk on the roof?

Only if it’s safe. We look at everything that can safely be seen: from the ground, from windows, from inside the loft space, from the roof where it is safe and by drone where it applies. Anything we can’t see is noted in the report.

Can you inspect my roof with a drone?

Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.

Do I need to be at home?

That depends on the survey. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when booking.

What a gutter survey does not cover

No survey can tell you everything, and it is better to know them up front. Keep these in mind:

  • Underground drains, which need a CCTV drain survey
  • Gutters out of sight from each safe vantage point
  • What’s hidden inside a downpipe

If you’re not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer before booking. What a survey covers and does not.
