Gutter Survey in Combe
Find out the condition of the gutter at your property in Combe from an independent roof surveyor. Visits run on weekdays and weekends, in the daytime.
- Leaks at the gutter joints
- Sagging gutters and loose brackets
- Overflowing eaves gutters
Tips that help
Here are a few things we’d tell any owner:
- Watch ceilings under valley gutters for fresh marks
- Ask for valleys and parapet gutters to be cleared too
- Do not climb a ladder to look in the gutters
- Watch the gutters during heavy rain
You receive a report with photos and recommendations, prioritised by urgency where relevant. Share it with a contractor of your choice so they can see exactly what’s needed.
Deal with drips, sags and loose downpipes early. They tend to get worse, and the water they spill can damage walls and timber.
About our gutter survey in Combe
Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use the report to plan upkeep, and some buyers want the rainwater system checked before exchange. The survey and report follow the same steps whatever the reason with photos and clear recommendations. Visits can be on weekdays, Saturdays or Sundays. Common reasons to book are hoppers and outlets full of debris and gutters that have fallen out of line, on parapet and box gutters, outlets and hoppers and fascias and soffits.
Some older homes in villages like Combe are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.
You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What happens on the day
The aim of the visit is simple: to see as much of the gutter as can safely be seen and record it clearly. Notes and photographs go into the written report. The visit typically takes an hour or two on an ordinary house, while a commercial roof takes nearer three to four hours. Rural addresses near Combe can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- We agree which parts of the building you are most worried about.
- We look along each run for debris, sagging and drips.
- Outlets, hoppers, downpipes and overflows are inspected.
- We check fascias, soffits and walls for water damage.
- Findings are photographed and set out in a written report.
How to prepare
- Leave a clear route to the loft
- If the roof is shared, arrange access with whoever manages the building
- Make a note of anything you’d like us to look at

What you can safely check yourself
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
Gutter surveys around Combe
Blenheim Palace, about 1.9 miles east, is one of the historic houses in the wider area around Combe. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whichever you have, the details that tend to fail before the covering itself get the closest look.
Take an older house close to St Laurence's Church: old fixings, lead flashings and tall chimneys are typical of older roofs. If you let a flat or house near Combe station, a dated record of the roof is useful when planning maintenance across a let. For site and facilities teams at buildings such as Combe CofE Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

Why get it checked now?
Going up a ladder to check your own gutters carries real risk. From the ground you can spot drips and overflows, but valleys, parapets and box gutters are hard to see. Our survey covers what can be seen safely and records it with photos. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

Before booking, it is worth knowing what a survey won’t do:
- Parts of gutters that cannot be seen safely
- Asbestos testing of old gutters, downpipes or soffits
- What’s behind fascias and inside walls

Combe: your questions answered
Do you cover smaller places like Combe?
We do. A small place gets exactly the same survey as a big one.
Does a conservation area affect roof work in Combe?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Are hidden gutters like valleys and box gutters included?
Yes, as far as they can be seen safely. We use the ground, windows, the loft space and the roof where it is safe, and by drone where it’s applicable.
When does the report arrive?
It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.
What’s the best way to book?
Simply ring 07833 053749 or drop us an email. We’ll ask a few questions, confirm the price and agree a date.
Can you inspect my roof with a drone?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
Will you check the drains below ground?
No. We look at above-ground rainwater only down to where the downpipes reach the ground. Where a below-ground drain seems to be the problem, we’ll tell you.
For landlords and managing agents
If the property is let, the agent or a tenant can let us in. Surveys run on weekdays and at weekends, which can make access easier.
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the visit with that in mind.
