How we price gutter surveys

Prices always include VAT. The things that change the price are:

  • Commercial roofs and larger buildings
  • Roof area
  • Extensions, dormers and garages with roofs of their own
  • Height and safe access

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.

Booking your survey

Getting the details right at the start saves time. It is useful to include:

  • Any photos you have, taken from ground level or a window
  • The style of property, from a terrace to a block
  • Anything about access we should know
  • Dates you are working to, such as exchange

Not sure which survey you need? It is easiest to call 07833 053749 or send us an email and describe the roof and what’s worrying you. We’ll talk you through the options and what they cost.

Gutter survey in Fawler: what you get

Gutters are normally fixed to fascia boards, so we look at the fascias and soffits too. Long-term overflowing can soften and rot timber boards and mark the soffits underneath. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We don’t test for asbestos, so we flag anything that might contain it for a specialist asbestos surveyor to check. We survey downpipes, fascias and soffits and eaves gutters, and common reasons people get in touch are gutters that have fallen out of line and gutters overflowing in heavy rain.

Somewhere as small as Fawler, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

How the survey changes by roof type

Box and secret gutters

A secret gutter is tucked under the slates or tiles at an abutment or valley, so they’re easy to forget. The report records what could and couldn’t be seen.

Plastic (uPVC) gutters

Older plastic gutters can turn brittle and split. We check joints, brackets and the line of each run.

The survey, step by step

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. If you have questions on the day, just ask. Somewhere like Fawler needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can safely be seen, inside and out.

  1. We agree which parts of the building you’re most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. You get photos and written recommendations, prioritised where relevant.

Advice

Before and after the survey

Over many surveys, some simple habits stand out:

  • Check from ground level or a window, not a ladder
  • Check the loft with care after heavy rain
  • Watch the gutters during heavy rain
  • Note any damp stains below the gutters

The report comes with photos and clear written recommendations. You can pass it to whoever you choose to do the work so they can see exactly what’s needed.

Do not forget valley, parapet and box gutters. They block in the same way as the gutters you can see but you cannot check them from the street, so check they’re included in any clearing work.

Fawler homes and their roofs

West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. About 4.4 miles east lies Blenheim Palace, a reminder of how long the area around Fawler has been built on. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

If you own one of the older houses in the streets near Church of the Holy Trinity, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you let a flat or house near Finstock station, the gap between tenancies is a good time to have the roof looked at. If you look after a building like Finstock Church of England Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

Fawler: your questions answered

Does a conservation area affect roof work in Fawler?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Will you come out to Fawler?

Yes, Fawler is covered. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.

What do I do with the report?

You’ll get the report by email, with photos and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

Could my damp wall be caused by the gutters?

We check whether rainwater from the gutters is reaching the wall, through overflows, drips or damaged downpipes. We can’t see inside walls, so the report covers what can be seen.

Will you look at parapet and box gutters as well?

Yes, as far as they can be seen safely. We look from vantage points, the roof space and the roof itself where safe, and by drone where it is applicable.

Will I get photos?

Yes, every report has them. Each finding is shown in a picture where possible, so you can see what we mean.

Do you survey underground drains?

No. We look at above-ground rainwater only, from the gutters to the bottom of the downpipes. If a drain below ground looks like the cause, the report says so.

Can I check my roof myself?

It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book, as it helps us focus the survey.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Landlords, agents and block managers in Fawler

Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Mention it when you get in touch and we’ll plan the visit with that in mind.

If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. We survey on any day of the week, which helps when tenants work during the week.
