How the survey changes by roof type

Steep slate and tile slopes

Widespread slipping on slate normally means nail fatigue. We can see the extent of it from above.

Flat roofs on tall buildings

Flat roof coverings wear out at different rates. Photos show how the covering is wearing.

Drone roof surveys for homes and businesses in Fawler

Before any flight, we check the airspace. Flight restriction zones around airports such as Heathrow, Gatwick and London City need permission from the airport or air traffic control. Central London has restricted areas of its own, which need NATS permission. If permission isn’t given, we inspect by other means and tell you. Prisons have their own drone restriction zones too. We are often asked to look into cracked mortar along the ridge and hidden gutters full of leaves, on flat roofs on upper floors, chimney stacks and fragile roofs.

Villages like Fawler often stand in open country, where wind can be strong. A small drone can’t fly safely in high wind or heavy rain, and thermal imaging works best with little wind. We plan the journey, access and timing around the weather. If the day turns windy or wet, the visit can be moved.

You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

The survey, step by step

Safety comes first on every visit. Everything that can safely be seen is inspected, and if part of the roof can’t be seen, the report says so. Most visits take an hour or two for most homes, with the pre-flight checks included, and longer for big commercial roofs. In a hamlet or village like Fawler, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. First comes the address, plus a note of what worries you about the roof.
  2. We check the airspace and seek any permission needed.
  3. On the day, we check the wind, weather and site before flying.
  4. Close-up photos are taken of each slope, chimney, valley and gutter, with the drone always in view.
  5. The findings, photos and recommendations reach you by email.

Before the survey

  • Have any questions written down, so nothing gets missed
  • Find any records of previous roof work
  • Let us know about any leaks, stains or damp patches you know of

When you need someone else

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • Flights in high wind or heavy rain
  • Anything inside the loft or under the coverings
  • Whether the roof structure meets design loads

If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer. The full list of what we check.

What we look at

  • Tall and steep roofs
  • Large and complex roofs
  • Fragile roofs
  • Flat roofs on upper floors
  • Chimney stacks
  • Valleys and parapet gutters

Airspace, weather and Fawler roofs

Historic houses such as Blenheim Palace, about 4.4 miles east, show how far back building in the area around Fawler goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. We fly a sub-250g drone and are a CAA-registered drone operator (Flyer ID and Operator ID). In the open category, flights stay below 120 m (400 ft) and within sight.

If you live in an older home near Church of the Holy Trinity, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help. Anyone responsible for a site like Finstock Church of England Primary School will know that thermal images can show where wet insulation sits under a big flat roof.

Questions from Fawler

Is drone flying allowed in Fawler?

Typically it comes down to two things: the airspace at the address and the weather. Before any flight, we check the Drone Safety Map for airspace restrictions. Strong wind or heavy rain also stops a small drone flying.

Will you come out to Fawler?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when you book.

What do I do with the report?

You’ll get the report by email. With Standard there’s a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

Can you survey in bad weather?

Light rain is usually fine; heavy rain and wind are different. High wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Does the report include photographs?

Yes. Photos are taken throughout the survey, and they go into the written report alongside our recommendations.

What insurance do you have?

We hold professional indemnity and public liability insurance.

Before and after the survey

Over many surveys, some simple habits stand out as worth the effort:

  • Book early if you are near an airport
  • Shut pets inside while we fly
  • Expect us to rearrange if it is too windy or wet
  • Clear the loft hatch so we can check inside too

File the report and photos with your home documents. They’re a useful baseline for future surveys, and they help if you sell.

Keep gutters, valleys and outlets clear, particularly in autumn. On tall buildings, use a professional with the right access equipment. Blocked hidden gutters cause many leaks.

For landlords and managing agents

Businesses and commercial landlords can book us too. Bigger roofs take more time, so they’re priced to suit.

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.

Prices for drone roof surveys in Fawler

To price your survey, we check:

  • Any need for thermal images or a drone flight
  • Building height and the viewpoints available
  • House, block, shop or office
  • Roof area

Every price we give includes VAT, and the written report is part of the package. Our price is from £400, including VAT. Where your roof sits in the range depends on its size, height and access.

Helping us price your survey

We will typically ask about:

  • What made you get in touch
  • Pictures of the roof from a safe spot, if you have them
  • Whether there’s a loft hatch, a shared roof or tricky access
  • Where water is showing inside, if it is

Booking is simple: just ring 07833 053749 or use the contact form and give us some details about the property and we will recommend the right survey. The price is agreed up front.
