What this survey can’t tell you

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • The underside of the roof (that needs an inside check)
  • Flights in strong wind or heavy rain
  • A flight where airspace permission is refused

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you before booking. The full list of what we check.

What this survey covers

Drone roof survey in Banbury

Drone roof survey starts from £400, including VAT. A drone inspection, where it applies, is also part of our Premium Survey, along with structural analysis, a same-day report and an in-person consultation. It also includes a follow-up after 12 months. We will tell you if a drone is not the right tool for your roof. You get a written report with the close-up photos from the flight. We survey large and complex roofs, tall and steep roofs and flat roofs on upper floors, and people most frequently book us about cracked slates and tiles out of sight from below and hidden gutters full of leaves.

For a town like Banbury, every drone flight starts with a check of the Drone Safety Map, which shows restriction zones around airports and prisons. We fly a sub-250g drone and hold a CAA Flyer ID and Operator ID. We take care over neighbours’ privacy. Flights stay below 120 m (400 ft) and within sight, as the open category requires.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Questions from Banbury

Can you fly a drone over a roof in Banbury?

The answer turns on the exact location and the conditions on the day. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. A small drone can’t fly safely in strong wind or heavy rain.

Is Banbury in the area you cover?

We do. The survey and report are the same in Banbury as anywhere else.

When does the report arrive?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed, ready to forward.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Mention it when you contact us and we will explain what’s needed.

Can you survey at the weekend?

Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.

Are you structural engineers?

No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but we don’t provide calculations or an engineer’s opinion. The report will say if you need an engineer.

Will you go up on the roof?

Only where it is safe to do so. We inspect what can be seen safely: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. The report says if anything couldn’t be seen.

What we look for on each type of roof

Chimney stacks

The top of a stack is typically out of view. Close-up photos show the pots, flaunching, pointing and flashings.

Valleys and parapet gutters

Hidden gutters and valleys sit out of sight. From above, we can see the linings, the joints and any debris.

How it works

A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, take photos as we go and record our findings for the written report. Most visits take about one to two hours for a house, or half a day or so for a commercial building. In Banbury, parking is rarely complicated, though it is useful to know about driveways or restrictions. We look at the roof from the ground and from windows, then from the loft where there is safe access, and from the roof itself where it is safe.

  1. We start by making sure a drone flight makes sense for the roof.
  2. We agree a date, including weekends, subject to the weather.
  3. The roof is photographed from the air, with the camera kept on your property.
  4. We also look inside the loft space where it is safe.
  5. The report sets out what we found, with photos and recommendations.

Before we arrive

  • Point out any leaks or damp patches
  • Find any records of previous roof work
  • Tell us where we can park nearby

Advice

Useful tips for Banbury property owners

From years of surveys, a few habits stand out:

  • Mention anything you’ve noticed on the roof
  • Keep pets indoors during the flight
  • Give us the full address so we can check the airspace
  • Make sure the loft can be reached

You get an in-person consultation with the Premium Survey to talk through the photographs and findings. It is a chance to ask about anything in the report.

Have high or hard-to-reach roofs surveyed every few years. Comparing surveys shows what is wearing, and early repairs keep water out.

What you can safely check yourself

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Why act early in Banbury

Leaving a slipped slate or a blocked valley can turn a small fault into a leak. Finding them now means less to put right, whatever height the roof is. Roof faults found early can be planned for, while one found after water comes through normally has to be dealt with in a hurry.

To find out what your survey will cost, ring 07833 053749 or send us an email and let us know about the roof. We will confirm the figure before booking.

Airspace, weather and Banbury roofs

There are several hotels within about a mile and a half of Banbury, and hotels, like offices and blocks of flats, often have flat roofs. If you look after one, a large roof can be surveyed without guests having anyone working above them. Our drone weighs under 250g, and we hold a CAA Flyer ID and Operator ID. Open category rules keep flights below 120 m (400 ft) and the drone within sight at all times.

If you live in an older home near Saint Paul's, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. If you run a hotel or guest house in or near Banbury, a roof problem can mean rooms out of use, so it is worth knowing the roof’s condition. Shop and office owners around Castle Quay Shopping Centre may find that large commercial roofs are often easiest to see by drone or thermal camera.
