DIY checks: what’s safe

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

About our gutter survey in Finstock

This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It is not a CCTV drain survey, so we can’t see inside underground pipes. If the problem looks like a blocked or broken drain below ground, we will say so in the report, so you can get the drains checked separately. Anything we find above ground, like a split hopper or a leaking downpipe, is photographed and recorded. We survey outlets and hoppers, eaves gutters and parapet and box gutters, and people most often book us about gutters overflowing in heavy rain and cracked or loose downpipes.

In a small place like Finstock, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

Findings are set out part by part, from the coverings down to the gutters, each with a short note and a photograph. It records what’s sound as well as what is not.

The survey, step by step

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about 1–2 hours for most houses, rising to roughly 3–4 hours on a commercial building. You are welcome to ask questions while we are there. Somewhere as small as Finstock, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. First, you let us know what you’ve seen, like overflows or damp.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. We look in the roof space, where there’s safe access, for signs of water getting in.
  5. You get a report with photographs and recommendations.

What affects the cost of gutter surveys

Prices always include VAT. The things that change the price are:

  • Whether thermal imaging or a drone is needed
  • The size of the roof
  • Commercial roofs and larger buildings
  • How many separate roofs there are, such as extensions, dormers and garages

A Basic Survey starts from £150, with VAT included. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. You will know the price for your roof before booking.

Helping us price your survey

Getting the details right at the start saves time. It helps to include:

  • Any photos you have, taken from the ground or a window
  • Your timetable, such as an exchange date
  • The style of property, from a terrace to a block
  • How the loft is reached, if there is one

Getting a price is simple: just ring 07833 053749 or email us, let us know about the property and we’ll explain which survey suits. We confirm the price before anything is booked.

Why act early in Finstock

Going up a ladder to check your own gutters carries real risk. From the ground you can spot drips and overflows, but valleys, parapets and box gutters are hard to see. Our survey covers whatever is safely visible and records it with photos. In a place like Finstock, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.

Gutter survey starts from £150, including VAT. What you pay depends on how big and how high the roof is, how it can be seen safely and the package you choose.

Why book with us

  • Drone flown under a CAA Flyer ID and Operator ID
  • 98% customer satisfaction

Questions from Finstock

How do I find out if my home in Finstock is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Can a landlord with a rental near Finstock station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just phone 07833 053749 or use the contact form with the details.

Will you check the drains below ground?

No. We check above-ground rainwater only down to where the downpipes reach the ground. If a drain below ground looks like the cause, the report says so.

How quickly is the report sent?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when booking.

What does a gutter survey cost?

Our price is from £150, including VAT. The size of the property and the access affect the price. For a price, ring 07833 053749 or use the contact form.

How much time does the visit need?

Most visits to a house take about 1–2 hours, and longer for larger or complex roofs.

Gutter surveys around Finstock

Historic houses such as Minster Lovell Hall, about 3.8 miles south-west, show how far back building in the area around Finstock goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

If you live in an older home near Church of the Holy Trinity, its chimney, valleys and lead work are likely to be the parts that need attention first. For site and facilities teams at buildings like Finstock Church of England Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

Signs you need a gutter survey in Finstock

Gutter brackets work loose or corrode with age. A gutter full of wet debris is heavy and the extra load drags the gutter down. Lose the fall and water gathers in the dip, then overflows.

Look out for signs like these:

  • Cracked or loose downpipes
  • Choked outlets or hopper heads
  • Water spilling over the gutter edge
  • Dripping or leaking gutter joints

If you let a flat or house near Finstock station, a dated record of the roof is useful when planning maintenance across a let.

Questions to ask before you book

  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Whether VAT is added on top
  • What exactly goes into their report
  • How long the report takes to arrive

What to expect from a roof survey

What we can’t see

No survey can tell you everything, and we’d rather be clear about that before you book. Keep these in mind:

  • Asbestos testing of old gutters, downpipes or soffits
  • Underground drains, which need a CCTV drain survey
  • Parts of gutters that can’t be seen safely

If in doubt, phone 07833 053749 or use the contact form and we’ll suggest the right survey. What a survey covers and doesn’t.
